COMMENTS: Mr. Hahn, parcel RE# 172259-0000 is zoned RG-1 (Residential
General, two-family), however, the lot is not of sufficient size to construct a
duplex. The RG-1 Zoning District permits both single -family and two-family
dwellings, subject to a lot being large enough to meet the Comprehensive Plan
density limitations. This lot is located within a Residential, Low Density
category as designated by the City’s Comprehensive Plan, and this category
requires a lot size of 14,500 square feet for a duplex. This lot is a L ot of Record,
but it is still subject to the density limitation of the Comprehensive Plan, as is all
new residential development within the City.
