The Zoning District classification of the above referenced property is Commercial General (CG) and
the land use designation as designated by the adopted 2015 Comprehensive Plan for the City of
Atlantic Beach is Commercial (CM.) The current existing hotel use is considered a lawful and
legally established use. As of this date, the City is not aware of any facts with respect to this
property, which would constitute a violation of any zoning and Land Development Regulations.
