Dear Ms. Hobbs:
The subject property, located at 2405 Mayport Road, is within the Commercial General (CG)
Zoning District and within the Commercial (CM) future land use category as designated by
the adopted Comprehensive Plan for the City of Atlantic Beach. I have enclosed copies of
Section 24-111, the Commercial General provisions, from the City’s Land Development
Regulations along with the Commercial provisions of the Comprehensive Plan. I have also
enclosed Section 24-171, which are the Commercial Corridor Development Standards. All
new development would be subject to these standards.
The City has not recently inspected this property, however, there are no known code
enforcement issues or current violations on this property, and the property is in compliance
with applicable zoning and land use regulations as well as issued Certificate of Occupancy
