Dominion Engineering Group, Inc. 1400 Marsh Landing Parkway, Suite 103 Jacksonville Beach, Florida 32250 Re: Land Use and Zoning Verification for proposed Walgreen’s at 2407 Mayport Road Dear Mr. Schaefer: The above referenced parcel is located in the City of Atlantic Beach, and is within the Commercial General (CG) Zoning District and the Commercial (CM) land use category as designated by the City’s current Comprehensive Plan. Drugstores are a Permitted Use within both the CG zoning and the CM land use designations. A drive-up pharmacy window is permitted subject to applicable City and FDOT driveway and access management standards. A small medical clinic would be permitted. Parking calculations will need to reflect the allocation for areas used for the drugstore and for the medical clinic. There are no limitations with respect to days and hours of operation other than provision for a lighting plan that would not increase illumination of nearby residential areas during overnight hours. I know that the design team is aware of this, but development of this site is also subject to the Commercial Corridor Development Standards. I have enclosed an additional copy of these provisions.
