The subject property, located at 900 Plaza within the City of Atlantic Beach, is zoned
Residential General, Multi-family (RG-2). Multi-family Dwellings, subject to the Density
limitations as set forth in the Comprehensive Plan, are Permitted Uses within the RG-2
Zoning District, in accordance with attached Section 24-107 of the Land Development
Regulations as adopted by Ordinance 90-03-04.
The property is located within a Residential, High Density (RH) future land use category as
designated by the adopted Comprehensive Plan for the City of Atlantic Beach. The High
Density category permits multi-family residential uses at a maximum density of twenty (20)
dwelling units per acre. The City has not recently inspected this property, however, no
current violations are known. Please be aware that any change in ownership of the property
would require inspection as part of the procedure transfer of Business License for the
