Dear Mr. Zsomboran:
I have reviewed your request for an administrative Variance pursuant to Section 24 -47 (h) of
the Land Development Regulations, a copy of which I have attached.
The first portion of the request, to reduce the required combined 15-foot setback to fourteen
feet and six inches (14’-6”) is consistent with the 5% authorized waiver, provided that a
minimum if five (5) feet is maintained on either side of the lot. This portion of the request is
approved.
The requested two (2) foot reduction of the required twenty (20) foot front yard, however,
exceeds the 5% maximum waiver. The front yard must maintain a minimum setback of
nineteen (19) feet.
