Ms. Shields, I cannot determine the exact dimensions of this parcel based upon the
faxed survey, but it appears that it may be large enough to divide into two parcels
only. In order for this parcel to be subdivided, each resultant new lot must contain
a minimum of 7500 square feet of Lot Area; must be a minimum of 100 feet in
depth at all portions of the lot, and each lot must be at least 75-feet in width at the
Building Restriction Line (BRL). This parcel has a 35’ BRL on the south side of
the lot and a 30-foot BRL along the eastern side; as such, the required 75-foot
width would be measured at the 35’BRL on the 12th Street side of the parcel.
A new survey (four sealed copies) depicting each new lot, with legal descriptions
and survey notes verifying the above would be required in order to approve the
division. Also, please be advised that the existing structure would have to be fully
demolished before any new building permits could be issued.
