Re: Addition to two-family dwelling located at southwest corner of Beach Avenue and 18th
Street within Ocean Grove subdivision
Dear Mr. Meuse:
The property you have inquired about consists of fee-simple divided portions of land within Unit 1 of
Ocean Grove subdivision. In order to construct an addition to the southerly unit, a new survey
verifying property boundaries will be required. A deed confirming common ownership of the property
will also be required.
The property containing this duplex structure was developed in accordance the lot definitions of the
zoning regulations, which define the 18th Street, or north side, as the front. The south side is
considered the rear; therefore, a twenty (20) foot setback from the south property line is required. This
is also a corner property, requiring a minimum fifteen (15) foot setback on the Beach Avenue side.
Please bear in mind that development on this lot shall also be subject to the impervious surface
limitations that became effective on January 01, 2002. This property is limited to a maximum of fifty
percent (50%) Impervious Surface Area. If the property now exceeds this limitation, no additional
development would be allowed. This calculation will need to be provided with any application for
