Beach Avenue and 6th Street (Barker)What you describe in you below e-mail is correct, but it is not what is depicted on the site plan. Sheet A-1 on my plan review set shows the 15-foot setback on Beach Avenue. The "historical footprint " cannot be used for placement of the new house. That provision applies only where a two-family dwelling is replaced with another two-family dwelling. Lots 2 and 3 combined as a single development parcel are 106-feet on the 6th Street side by approximately 100-feet along Beach Avenue. By ordinance, the Beach Avenue side is the front requiring a 20-foot setback. Also, the porch can encroach only 4-feet into the 20-foot front setback. Fence/wall height within the required front yard is limited to 4-feet. Sixth Street is the side, requiring the 15-foot side corner lot setback. Neither of these setbacks are provided. The westerly side of is the rear yard, and the required 20-foot rear yard setback is provided here. The five-foot setback on the north side is correct. Setbacks for the Guest House on Lot 1 are fine. Also, the 6-foot high fence, as shown on the Sixth Street side, complies with fence height and location regulations. I have sited the main house on the easterly two lots on the corner of Beach and Sixth with the front yard on Beach Ave, the 15' corner side on Sixth and the 5' side to the north. The house occupies the historical footprint of the existing house or is behind the setbacks. Since the Barkers wished to maintain the westerly lot as an independent lot, I have sited the Guest house on the westerly lot with the 20' front yard on Sixth and the 15' sideyard on Ocean and the 5' side yard to the east. This siteing plan was the result of a meeting you and I had with Don Ford and Bryan Barker several months ago.
