In response to your request for information on the above-mentioned property, staff has prepared
the following.
The property 2405 Mayport Road (RE# 169398-0200) is located in the Commercial General (CG)
zoning district. Regulations for the CG zoning district are attached to this letter. The adjacent
zoning districts are as follows:
- North: Commercial General (CG)
- South: Commercial General (CG)
- East: Planned Unit Development (PUD)
- West: City of Jacksonville
The subject property is not part of a Planned Unit Development. The subject property is within the
Commercial Corridor Development Standards overlay district. Regulations for this overlay district
are attached to this letter. The property is currently regulated by Section 24-111 of the Zoning
Ordinance (Commercial General Regulations).
According to the zoning ordinances and regulations for this district, the use of the subject property
is a Permitted Use by Right. The subject structure was developed in accordance with Approved
Site Plan and is Legal Conforming to approved site plan. If any nonconforming issues exist with
respect to current zoning requirement; the subject property would be considered legal non-
conforming. Continuing, there do not appear to be any variances, special exceptions, ordinances
or conditions that apply to the subject property. In the event of casualty, in whole or in part, the
structure of the subject property may be rebuilt in the current form.
Our records show that there are no open or unresolved zoning code violations. Similarly, our
records show no open or unresolved building code violations and/or complaints.

The subject property was subject to site plan approval; a copy of the approved site plan is attached
to this letter. A Certificate of Occupancy was issued for the subject property and a copy is attached
to this letter.
