1306 & 1308 Violet StreetI am not sure what happened to the first email i sent you...it seems the letter disappeared when i sent it to you and only the attachments and pictures appear..... My purpose is to gain a better understanding of what qualifies a attached home to be sold as one unit verses two separated units....my question comes after speaking with you and Dave last year and more recently 2 realtors about selling my property @ 1306 & 1308 Violet St. I also discussed with the realtors the details associated with the property that is listed for sale at 1399 (1395) Violet St. The online Jacksonville tax records show that 1399 is only one building with one address yet the Beaches Realty Group has it listed to sell only the left 1/2. the MLS calls the address 1395 but there is no mention of that on the tax records and the property is not divided as it is @ 1305/1309 Violet St. (one half this property sold last year) Because this new listing is a very similar to my situation, I would like a better understanding of why I was told that I could not split my property even thou the tax records show it as 2 buildings on a double lot. I understand the lot sizes would not be equal but that shouldn't have any effect on the smaller side 1308 since there are other lots on the same street with similar size lots. In my case, the construction is off grade and the plumbing and electric are currently separated and billed to each resident separately (Additionally, Crawford Electric said they could rewire the outside so that both meters were not on one side as they are now and the homes is no longer attached to the same septic tanks).
