1306-1308 Violet Street (Joe Quest) 04.30.2008 April 30, 2008 Joe Quest Quest Properties 960 Hagler Drive Neptune Beach, Florida 32266 Re: Townhouse division of Ownership for 1306 and 1308 Violet Street (Section “H” Subdivision, Block 232, Lots 5 and 6) Dear Mr. Quest: As we have discussed on several occasions, division of ownership of your Two-family Dwelling into fee-simple ownership is permitted by the City’s Land Development Regulations, subject to meeting applicable Building Codes. Don Ford would certainly be able to advise you in this regard. Please bear in mind, however, that division of ownership does not constitute a division of land into new lots. Your Violet Street property consists of two platted Lots of Record that have been developed as a single Development Parcel. In order for the property to again be used as two separate lots, in the case that future owners wished to construct a single-family residence on one or both of the lots, the existing Two-family Dwelling would have to be demolished or modified such that setbacks and other requirements for a single-family dwelling were met one each lot.
