Architectural and/or engineering plans submitted in support of application for a building permit were reviewed and found to be in compliance with development standards for said zoning district, as well as building restriction lines per the Oceanwalk Unit Four plat, recorded in Duval County Official Records, Plat Book 42, Pages 18-21, on July 30, 1986. Atlantic Beach development standards within RS -1 are as follows: Minimum Front Yard Setback Minimum Rear Yard Setback Minimum Side Yard Setback Maximum Impervious Surface Area Maximum Building Height Twenty (20) feet Twenty (20) feet Seven and one-half (7.5) feet (each) Fifty (50) percent (total lot area) Thirty-five (35) feet There is also an eighty (80) foot front Building Restriction Line, according to plat, and the approved structure complies with this setback, exclusive of a portion of the front porch which extends approximately twenty-four (24) inches into the required front yard, as is permitted according to Section 24-83(b) of the land development regulations, as follows: Architectural features such as eaves and cornices, and cantilevered bay windows, open balconies and porches may project a distance not to exceed forty-eight (48) inches into required front and rear yards. Such balconies and porches may be covered, but shall not be enclosed in any manner, except that balconies and porches within rear yards may be enclosed with screening only. Eaves and cornices, cantilevered bay windows, chimneys, and architectural elements intended to create design relief along the side wall plane may project into required side yards, but not beyond twenty-four (24) inches.
