Re: Additional development at Atlantic Arms apartment site
Dear Mr. Carlson:
The southerly portion of this site, which remains undeveloped, appears to contain approximately
19,902 square feet (0.46 acre) of Lot Area. This area of the site is located within the Commercial
land use category as established by the City’s Comprehensive Plan. Under Certain conditions, the
Commercial land use category allows for residential use up to the Medium Density level, which
permits a maximum of 14 dwelling units per net acre. Based upon these calculations, a maximum
of six (6) units could be constructed on this part of the site. Also, bear in mind the need to address
provisions for stormwater and access that meet current regulations, as both issues may reduce the
number of units that could be added to this site. Current Building Code violations on this property
must also be addressed prior to issuance of new Development Permits. You may wish to further
discuss this with Don Ford, the City’s Building Official.
The property, as you have correctly noted, is zoned Commercial General. As such, a rezoning to
RG-3 (consistent with the northern portion of the site) would be required. I have included a
