1980 Francis Avenue ZVL 01.17.2020January 17, 2020 Mr. Chris Lambertson 1369 Violet St. Atlantic Beach, FL 32233 RE: 1980 Francis Avenue (Lots 14 & 15, Block 9, Donners Replat) Dear Mr. Lambertson: In response to your request regarding the above mentioned Property, please be advised as follows: The Property is located in the Residential High Density (“RH”) future land use category according to the Future Land Use Map (“FLUM”) series adopted as part of the 2018-2030 Comprehensive Plan, and is zoned Residential General, Multi-Family(“RG-M”). The “RH” future land use category allows for up to twenty (20) dwelling units per acre, meaning this parcel can be developed with up to seven (7) dwelling units. Each of the platted lots (14 & 15) may be developed separately if the parcel was never developed as a “single development parcel” as defined in Section 24-17 of the Land Development Code and included below: “Single development parcel shall mean a unified development constructed or reconstructed on contiguous lands. Multiple adjacent platted lots shall be considered a single development parcel when: a) removing any of the parcels would create a nonconformity, b) typical elements of a single development are shared across a lot line such as access points, accessory structures, or architectural projections, or c) any permitted structure is located across a lot line (with the exception of fences). Removal of elements from a single development parcel shall not revert any lot back to an individual buildable lot unless minimum lot standards can be met.” Subject to the requirements of Article IV of the Land Development Code “Subdivisions and Site Improvement Regulations”, this parcel may be platted 1 City of Atlantic Beach Community Development Dept. 800 Seminole Road Atlantic Beach, Florida 32233 Telephone (904) 247-5826 www.coab.us into fee simple townhouse units. The minimum lot size for each townhouse unit within the “RH” future land use category is 2,175 square feet, as described in Section 24-88, unless otherwise approved as part of a Special Planned Area (SPA) as described in Division 6 of the Land Development Code. The setback/yard, impervious surface coverage, height requirements within the RG-M zoning district are as follows: Minimum yard requirements. The minimum yard requirements in the RG-M zoning are: (1) Front yard: Twenty (20) feet. (2) Rear yard: Twenty (20) feet. (3) Side yard: a. Single-family dwellings: Combined fifteen (15) total feet and five (5) minimum feet on either side. b. Two-family (duplex) dwellings and townhouse: Seven and one- half (7.5) each side. c. Multi-family dwellings: Fifteen (15) feet each side. Building restrictions. The building restrictions for the RG-M zoning district shall be as follows: (1) Maximum impervious surface: Forty-five (45) percent; provided, however, where lawfully existing structures and improvements on a parcel exceed this applicable percentage, redevelopment of such parcels or additions/modifications to such structures and improvements shall not exceed the pre-existing impervious surface percentage, provided the requirements of section 24-68 are met. (2) Maximum building height: Thirty-five (35) feet.
