Describe variance requested: Part One: To enlarge the First and second floor of the
main house as shown on survey. Part Two: To add a second storey garage apartment to
the existing garage as shown on survey.
The reason variance is being sought: Part One: Per 24-85(a)(1) , enlargement requires
a variance. Per 24-17(Corner Lot) , the Third St. side should be 15' . We have 9.9' .
Part Two: Per 24-86(a) , although the garage apt. is permitted, a separation of 20' is
required between the main and secondary dwelling. We only have 18.2' and 8.2' .

The Community Development Board of the City of Atlantic Beach will
hold their next meeting on February 16, 1993 at 7 : 00 p.m. at City
Hall . The following items will be considered by the Board:
Application for Variance filed by Pete Dowling on behalf of Donald
L. and Penney S. Riley to construct additions to a non-conforming
residence and garage on property located at 159 Third Street ;
Application for a Use-by-Exception to operate a contracting
business in a CG zoning district at 42 West 8th Street , by Karl
Grunewald and Discussion of Draft Ordinance Redefining Accessory
Buildings .
All interested are hereby notified to be present at said time and
place and they shall be heard. If a person decides to appeal any
matter considered at any meeting or hearing, he will need to ensure
that a verbatim record of the proceedings is made, which records
include the testimony and evidence upon which the appeal is to be
heard.
