RE: Atlantic Point Office Condo Project/1845 Mayport Road
Dear Mr. Morris:
I am writing in reference to the Atlantic Point Office Condo Project originally proposed for the following parcels
located northeast of Mayport and Stanley Roads in Atlantic Beach.
Physical Address: 1845 Mayport Road
Legal Description: 19-16 17 -2S -29E .59 PT GOVT LOTS 2,3 RECD O/R 13514-957
Real Estate Number: 172046-0100

Land clearing and/or site preparation work has recently been observed and reported on the above -referenced
property. While a tree removal permit was issued in December of 2006, that permit expired on June 28, 2007,
apparently prior to commencement of tree removal. I conferred with Public Works Director Rick Carper who
said that his last communication with anyone involved with the project was in July 2007, at which point he noted
in his plan review comments that a new tree removal permit would be required. Rick also said that that the
project had changed engineering firms at least once since the original development review submittal in late
2006, so I wanted to remind you of the City of Atlantic Beach's tree removal permitting requirements, and let you
know that a new tree removal permit will be required prior to issuance of other development or building permits.
Removal of regulated trees prior to obtaining a permit will result in code violations requiring attainment of an
after -the -fact permit, the fee for which is twice the normal rate, and replacement and/or payment at double the
standard mitigation rate.
I have enclosed an application and instructions/checklists, and I encourage you to review the tree removal
regulations posted on our website at http:/twww.coab.us/index.asp?nid=370. Additional copies of forms are
also available there, and all forms may be completed using the "typewriter' function available in Adobe Acrobat.
Just open the form in your browser, save it to your computer, and re -open with Acrobat.
I do have a copy of the original tree survey and landscape plan created by the du Pont Design Group, and these
are sufficient for submittal if the project design has not changed. Should this be the case, I will need only five (5)
11" x 17" copies of each. Otherwise, I will need one (1) full size set and five (5) 11" x 17" sets of the revised tree
survey and proposed mitigation plan for the Tree Board review.
