350 Seminole Road TREE 09-00101135 AGENDA ITEM 5.a 1 TREE CONSERVATION STAFF REPORT January 14, 2009 Regular Meeting To: Tree Conservation Board From: Community Development Department Date: January 5, 2009 Subject: TREE 09-00101135 350 Seminole Road RE 170430-0000 10-15 16-2S-29E Sec 2 Saltair Lots 265 Applicant: Paul G & Lynn M Mattingly 1021 Pine Street Coronado, CA 92118 Summary: Request for removal a total of 42” (2 trees) from the property located at 350 Seminole Road, for the purpose of residential redevelopment. STAFF COMMENTS The subject property has a Future Land Use Designation of Residential Low Density (RL) and is zoned Residential Single-Family (RS-2). This is a typical 50’ x 100’ or 5,000 square foot lot. The existing home has been completely demolished (DEMO 08-00001742). Plans have been submitted, approved and a building permit has been issued for the proposed structure (RAAR 08-00001746). The applicant proposes to remove a total of two (2) trees, or 42” from the property. The 26” pine is located on the property line, and the applicant has indicated that the adjacent property owner supports the removal of this tree; however the letter stating such had not been received by the time this report was made. This pine is subject to standard mitigation requirements, or 13”, while the 16” elm located in the interior zone is not regulated and requires no mitigation for removal. There are no remaining trees on the lot, and the applicant has not indicated new replacement trees. RECOMMENDED MOTION Approve application TREE 09-0010135, request to remove a total of two (2) trees, or 42” from the property located at 350 Seminole Road, for the purpose of residential redevelopment, requiring standard mitigation of 13” for those 26” of trees regulated by Chapter 23 of the Municipal Code of Ordinances for the City of Atlantic Beach, and noting that the property is subject to city-wide minimum tree standards of one (1) 4” caliper tree per 2,500 square feet of lot area, including the placement of one (1) tree in the required front yard.
