Summary: Request for removal a total of 137” (12 trees) from the property located at 390 Dudley
Street, for the purpose of new residential development.
STAFF COMMENTS
The subject property has a Future Land Use Designation of Residential Low Density (RL) and is zoned Residential
General, Two-Family (RG-1). However, because the lot is only 5,000 square feet, it will accommodate no more than a
single family home. Plans for the home have been submitted and are currently in Development Review (SFR 08 -
00001635), and have been approved by Public Utilities, Public Works, and the Building Department. Planning &
Zoning will sign off on the building permit once the tree removal permit is issued.
The applicant proposes to remove a total of twelve (12) trees, or 137” from the property, while preserving nineteen
(19) trees, or 180.75”, as shown on the survey. One 16” pine marked as preserved appears to be in the right-of-way,
and has not been counted by staff in these totals. Of the trees proposed to be removed, two oaks are noted as dead,
and thus would not typically require mitigation. Of the remaining trees to be removed, 63” may be considered for
the purpose of assessing standard mitigation. There is no indication of new replacement trees; however the
preserved trees are more than sufficient to meet standard mitigation requirements.
RECOMMENDED MOTION:
Approve application TREE 09-00101137, request to remove a total of twelve (12) trees, or 137” from the property
located at 390 Dudley Street, for the purpose of new residential development, requiring standard mitigation of
31.50” for those 63” of trees regulated by Chapter 23 of the Municipal Code of Ordinances for the City of Atlantic
Beach, and noting that mitigation is successfully accomplished by the on-site preservation of 180.75”, as shown on
the survey submitted with the application.
