Cut back every rafter tail on the porch roof approximately 1' to remove the rotten portion of the rafter tails. Install a new 2x6 sistered to each side of every rafter that will extend from the exterior porch wall all the way to the edge of the roof. All lumber to be pressure treated. 2. Install a new 2x6 fascia board around the whole perimeter of the porch roof. All lumber to be pressure treated. 3. Repair the rotten 2x4 roof support over the rafters on the west side of the porch roof. 4. Price does not include having to remove any of the existing corrugated metal roof to repair the rotten rafter tails. If any roofing has to be removed or repaired, there will be an additional cost. 4 East Porch Deck 5. Remove damaged deck boards back approx. 10' on the East side raised porch. 6. Repair (3) rotten deck joists on the south side of the porch. Note: Any additional rotten framing repairs will be an additional cost. 7. Install new 1 1/2" deck boards where old boards were removed. Note:Any further rot discovered will be repaired at an additional cost. Additional repair cost will be based on time/materials. Interior Porch 1. Remove all decking in the interior South side porch. 2. Install new pressure treated 3/4" plywood over all of the existing framing. Note 1: Price does not include repairing any rotten wood in the framing. If any framing needs to be repaired, there will be an additional cost. Note 2: Belmar Contractors, Inc is not responsible for venting out any moisture under the new floor. 3. Install .25" Nardi backer boards over new subfloor. Backer boards will be fastened using glue and screws. 4. Install new floor tile throughout porch, approx. 830 sq. ft. Floor tile to be 8x32" rectified planks. Tile to be provided by owners. Belmar Contractors to provide all set material and grout. Bar 1. Remove the existing decorative edge on both of the bars. 2. On the inside bar, cut back the section at the bar entrance that has wood rot and remove the copper on top of the bar. Install new copper on top of the bar. Owner to provide the new copper. 3. Provide and install 1/16" stainless steel over drink station area of bar, approx. 24" long. Allowance for stainless steel to be $250.00. 4. Install new decorate edge on the bar. Owner to provide all material and finishing. Price is only for labor to install the new decorative edge. Men's Bathroom 1. Remove the existing wooden bathroom stalls. 2. Remove all toilets and urinals to allow for the floor tile to be removed. 3. Remove all existing tile floors in the men's bathroom. 4. Install new stainless steel wainscoting on all walls in the bathroom. Wainscoting to be approximately 4' tall. Material Allowance for Steel material is $3,200.00. 5. Install new 3" hexagon tile throughout bathroom floor. Owners to provide tile, Belmar Contractors to provide all set material and grout. 6. Re-install all existing toilets and urinals. Install a new vanity faucet. Owner to provide all plumbing fixtures. 7. Re-install the wooden bathroom stalls. Note: Price does not include building any new stalls or doors. If any stalls or doors have to be rebuilt, there will be an additional cost. Women's Bathroom 1. Remove the existing wooden bathroom stalls and all toilets to allow for the floor tile to be removed. 2. Remove all existing floor tile in the women's bathroom. 3. Install new 3" hexagon tile throughout the bathroom floor. Owners to provide tile, Belmar Contractors to provide all set material and grout. 4. Re-install all toilets. 5. Re-install the wooden bathroom stalls. Note: Price does not include building any new stalls or doors. If any stalls or doors have to be rebuilt, there will be an additional cost. Painting 1. Paint the exterior trim, and ceiling of the rooftop gazebo. 2. Paint all new decking on the East side porch. 3. Paint the exterior trim of the extended front porch. 4. Paint the exterior rafter tails, fascia board, and the underside of the corrugated roofing on the front porch. Paint all rafters and the underside of the corrugated roofing on the interior of the front porch. 5. Paint all walls and trim on the interior of the front porch. Note: If any electronic equipment needs to be removed in order to paint the interior of the front porch, Belmar Contractors, Inc. is not responsible for hooking up any of the equipment after the painting is done. 6. Paint both of the bathroom doors using an oil based paint. 7. Paint the existing bathroom stalls in both bathrooms. 8.
