Addendum to Reciprocal Access and Parking Easement Agreement ADDENDUM TO RECIPROCAL ACCESS AND PARKING EASEMENT AGREEMENT THIS ADDENDUM TO RECIPROCAL ACCESS AND PARKING EASEMENT AGREEMENT (this “Addendum”) is made as of the 10th day of January, 2021 (the “Effective Date”), by and between NSHORE, LLC, a Florida limited liability company, whose address for notice purposes is as set forth below, its successors and assigns (“Nshore”), and POE’S TAVERN AB HOLDINGS CO. LLC, a South Carolina limited liability company, whose address for notice purposes is as set forth below, its successors and assigns (“Poe’s Tavern”). A. The stormwater retention area is marked as Detention Pond (the “Stormwater Retention”) on Survey of Lots 8 and 10, Block 1, Atlantic Beach Subdivision “A” in Duval County, Florida, dated November 18, 2020 (the “Survey”). The Survey is attached hereto on Exhibit A. B. Nshore and Poe’s Tavern hereby agree that the Stormwater Retention shall not be altered in any manner without prior approval from the City of Atlantic Beach. C. Nshore and Poe’s Tavern hereby agree that the Poe’s Tavern Outparcel shall maintain access to the Stormwater Retention for the purpose of managing stormwater in perpetuity. IN WITNESS WHEREOF, intending to be legally bound, the parties have caused this Addendum to be duly executed effective as of the Effective Date set forth above. .
