1466 MARSH VIEW CT RES21-0269 Wetland Assessment Letter with survey REVISION 2-25-22_11 February 19, 2022 Mr. Bill Cirmo Dominant Assets, LLC 1148 B Fruit Cove Road Saint Johns, FL 32259 RE: environmental assessment Real Estate Parcel # 170704 0130 1466 Marsh View Court, Atlantic Beach, Florida 32233 Dear Mr. Cirmo: At your request Peacock Consulting Group, LLC is providing the following letter report about the above- referenced property regarding wetlands, natural vegetative communities and protected species. On September 23, 2021 a biologist with Peacock Consulting Group, LLC inspected the property. The western and southern perimeters of the property contain tidal marsh and a section of tidal creek/ditch. The upper edge of the wetlands and ditch were flagged pursuant to the rules and regulations of the U.S. Army Corps of Engineers (Corps) and the Florida Department of Environmental Protection (DEP). The flagged wetland line was subsequently located by IME Civil & Surveying, LLC and is attached. The upland comprises a mixture of pine flatwoods and residential yard. The canopy in the flatwoods is dominated by slash pine (Pinus elliottii) mixed with lesser amounts of laurel oak (Quercus laurifolia), live oak (Q. virginiana), and cabbage palm (Sabal palmetto). The ground cover and understory vegetation are dominated by such species as saw palmetto (Serenoa repens), bitter gallberry (Ilex glabra), yaupon holly (I. vomitoria), and bracken fern (Pteridium aquilinum). The previously disturbed areas are vegetated with such species as St. Augustine grass (Stenotaphrum secundatum). The wetlands comprise a mixture of salt marsh, high marsh and ditch. The vegetation in these areas includes such species as black needle rush (Juncus roemarianus), saltmeadow cordgrass (Spartina patens), salt bush (Baccharis halimifolia), and cabbage palm. The property was inspected for the presence and potential presence of species listed as protected by the Florida Fish and Wildlife Conservation Commission (FWC) and the U.S. Fish and Wildlife Service (FWS) as listed in the FWC publication Florida’s Endangered and Threatened Species, Updated June 2021. No protected species were observed onsite or are likely to occur onsite.
