The contractor shall construct and complete the work in accordance with the
Contract Documents. The Contractor shall secure permits, Insurance,
Inspection certificates and guarantees; furnish materials, labor, supervision,
tools, machinery, equipment, scaffolds, hoists, transportation and Incidentals
necessary for the construction of the work.
The project shall be kept generally clean at all times. The project shall be
cleaned at the end of each day to remove excess materials and debris from
the site. The Contractor shall be responsible for final cleaning of all surfaces
prior to final occupancy.
Contractor shall be responsible for all licenses, permits, and fees to perform
the work.
Contractor shall notify Architect Immediately of any field discrepancies with the
drawings prior to performing the work.
Contractor shall coordinate with Owner: storage of all materials, parking of
construction vehicles, and staging of the work.
Construction shall be in accordance with all laws, codes and ordinances local,
state and federal that apply to building construction.
Contractor shall be responsible to follow OSHA safety guidelines.
Care shall be taken to provide construction barriers around construction area
to prevent damage to adjacent buildings, landscaping, and Injury to others.
Contractor shall carry Workmen's Compensation insurace, General Liability, and
Automobile Liability. Limps of coverage shall be In the amounts recommended
by Owner's Insurance Agent.
Intent: The drawings and specifications on the drawings Indicate arrangements
and results to be accomplished and may be diagrammatic. The contractor shall
furnish all accessories and fittings or anything reasonably Implied for a
complete job.
Warranties: Contractor shall guarantee all labor and materials and equipment
for a period of one year after substantial completion. Roof shall be maintained
water tight for a period of five years, except for damage by hurricane,
lightning and other natural phenomena.
12. Contractor shall be responsible that all cutting, fitting, and patching is done by
qualified carpenters as required to complete work.
Supplementary General Conditions:
I . Standard 5peciflcatlon5: References such as Federal, ASTM, AISC, etc. shall
be the latest editions In effect on date of this specification.
2. Conflicts: Contractor shall notify Architect Immediately If conflicts are
observed within the construction drawings. Architect will provide clarification.
3. Mock-ups:
a. Provide mock-up of brick veneer to approve brick, mortar, color and ,Joint

Submittals and Shop Drawings:
a. Coordinate submittal preparation with construction schedule, fabrication
lead times, other submittals, and other activities that require sequential
operations.
b. Prepare submittals (4 copies) by placing a permanent label on each for
Identification. Provide space on the label or beside title block to record review
and place approval markings and action taken.
c. The Contractor shall review and approve all submittals and shop drawings
prior to Submitting to Architect.
d. Shop drawings: Submit 4 copies for review.
Samples:
I . Submit samples finished as specified and identlal with the material
proposed. Where variations are Inherent In the material, submit at least 3 units
that show limits of the variations. Include product name or name of the
manufacturer.
Architect will review each submittal, mark as appropriate to Indicate action
taken, and return copies less those retained. Compliance with specified
requirements remains Contractor's responsibility.
DIVISION 2 - SITE WORK
Termite Control:
a

The intent under this section is to encompass subterranean termite control
treatment by means of soli p01510ning of the addition to the residence,
terracing and on ground structures.
a. Treatment at foundation Walls and slabs
b. Treatment of all wood framing
Qualifications
a. Acceptable applicator: The Work shall be performed by a certified pest or
termite control organization that 15 licensed in the State of Florida for termite
control work.
b. All work shall be performed according to state and local regulations and
provided by a single entity certified by the necessary agencies as required by
state and local regulations. Products shall be manufactured and administered
to Insure against Infestation.
Guarantee
a. Upon completion fo the soil treatment and prior to final payment of the
work, furnish to the Architect for transference to the Owner, a written
guarantee certifying that the application was made at the concentration rates
and methods specified herein for subterranean termite control.
b. A replacement bond shall be provided to the Owner in the amount of
$350,000 to Insure repairs for damage caused by an Infestation should It
occur.
c. Termldor at all footings and slabs on 5011. Maximum concentration of soil
poi5ioning allowed by law.
d. Wood Framing: Tim-bor Insecticide as manufactured by U.S. Borax Inc.
4. Installation and Treatment:
a. Soil preparation: The toxicant shall not be applied until the work of other
trades such as 5ubgrade 5011 preparation has been completed and made ready
to receive vapor barrier material. The toxicant shall not be applied when 5011
or fill 15 excessively Wet.
b. Foundation Walls: At exterior and Interior foundation walls, at the voids of
concrete unit masonry at or near the bottom of the; foundation walls, and below
slabs apply the toxicant. Additional toxicant shall be applied close to each
face of all foundation wails.
c. Tim-bor shall be mixed to a 20% or 1 5% solution with water. The solution
shall then be sprayed on untreated wood in two applications: one for a 10%
solution and another application with a 1 5% solution. Application of Tim-bor
Insecticide to all wood framing Including but not limited to sill plates, top
plates, floor beams and joists, wood studs, rafters, subflooring, roof rafters,
roof sheathing, and exterior decorative wood work. Application of Tim-bor
shall be in strict accordance with the manufacturer's written Instructions, to
provide the maximum penetration Into the wood. Application shall occur after
framing 15 complete and prior to Installation of Insulation. Avoid spraying
electrical components. Application of Tim-bor shall only occur If the wood 15
dry. Allow at least 48 hours beofre application of a sealing coat, paint or
varnish.
DIV15ION 4 - MASONRY
Masonry and Stonework:
I. SAMPLES:
a. Erect a 4'x 4' brick veneer wall with selected brick and mortar color for
approval by Owner * Architect.
2. MATERIALS:
a. Concrete block: Hollow load and non -load bearing units shall be ASTM
C90, normal weight, having a minimum compressive Strength of 1900 p51 (net
area) .
b. Brick Watertable and Veneer; Woodmold clay brick of standard width and
length. Lay in running bond pattern unless other noted. Allowance
$40011000 brick.
c. Fire brick: Fireproof brick lining for fireplaces. Brick to be cut In half In
long direction and laid In a decorative pattern, as =)pecified by Architect.
d. Isokern Masonry Fireplace: Provide and Install Isokern masonry fireplace
and chimney system to the firebox Width and height as shown on the drawings.
The units shall be installed by the manufacturer in accordance with all U.L.
safety and regulatory agency standards. The fireplace units to be furnished
and installed with all required components to make a complete and fireproof
system. (Isokern Telephone No. 904-3G3-34 1 7).
3. HORIZONTAL JOINT REINFORCEMENT:
a. Fabricate from galvanized steel. Provide ACI 5.30.1 truss type
reinforcement with two or more Ioncgitudlnal wires welded to continuous
diagonal cross wire or ladder type with perpendicular cross wires not more
than I G inches O.C.
4. REINFORCEMENT BARS:
b. Provide deformed bars complying with ASTM A> 1 5, Grade GO.
5. GROUT:
ASTM C47G. Provide fine grout for spaces not exceeding 3 inches and
coarse grout for spaces greater than 3 inches. Slump between 8" and I I ".
Provide minimum grout of 2500 psi in 28 days as tested by ASTM C 10 19.
G. LAYING MASONRY:
A. MORTAR:
Mix all cementltlous materials and aggregates bewteen 3 and 5 minutes in
mechanical bath mixer with sufficient amount of water to produce workablllity
consistency. Do not retemper after 2 112 hours.
B. BOND: Construct masonry in running bond pattern, unless noted otherwise

8. CLEANING AND POINTING:
A. Face of all exposed masonry shall have loose mortar and drippings
removed, and shall be left clean, stain free, and weather tight.
9. SPECIAL PREPARATION:
A. Cold Weather Installation: When either ambient temperature fall below 40
degrees F or temperature of masonry units Is below 40 degrees IF, Implement
cold weather procedures of ACI 530.1 .
B. Hot Weather Installation: When ambient air temperature exceeds 100
degrees F or ambient air temperature exceeds 90 degrees F and wind
velocity 15 more than 8 mph, implement hot weather procedures of ACI 530. 1 .
10. CLEANING:
A. Keep exposed surfaces clean during construction. Avoid smearing mortar
on face of units.
B. Clean masonry with potable water. Detergents may be used.
C. Do not use acrd, caustic solutions, or sandblasting.
D. Masonry shall be free of stains, efflorescence, mortar or grout droppings
and debris.
DIVISION G - WOOD * PLASTICS
Rough Carpentry:
I. Materials:
a. Exterior furring, blocking, grounds: shall be I x 3 pressure treated yellow
pine, 545, unless otherwise noted on the drawings.
b. Interior Furring: shall be I x 3 fir or pine, unless otherwise noted.
G. Roof sheathing: shall be 5/8" CDX plywood.
d. Floor sheathing: shall be 3/4" CDX plywood screwed In place over a
continuous bed of titebond solvent free subfloor adhesive.
e. Wall sheathing: shall be 5 ply 112" CDX plywood.
Plywood shall be secured according to nailing pattern code.
f. Attic subfloor: shall be 5/8" CDX plywood.
2. Framing:
a. Exterior framing and bearing walls: shall be 2 x G studs I G" O.G. with P.T.
sole plate, and a double head plate, unless otherwise noted.
b. Interior and non load-bearing Walls: shall be 2 x 4 studs I G" o.c. unless
otherwise noted.
c. Floor _1oi5t5 shall be as shown on the structural drawings. All Wood j015t5
on the perimeter wall shall be secured as noted on drawings. See structural
drawings for all hold-downs.
d. Floor trusses shall be as shown on the structural drawings. All trusses on
the perimeter Wall shall be secured as noted on Structural drawings.
e. Ceiling framing and rafters shall be as shown on the drawings. All ceiling
framing and rafters to be out at overhang to dimension shown on drawings. All
Wood j015t5 or rafters on the perimeter Wall shall be Secured as noted on
structural drawings.
f. Provide 2x solid blocking for all dimensioned lumber Joi5t5 as follows: one-
row
nerow for spans up to 10'-0", two rows In spans over 15'-0" or as shown on
structural drawings.
g. Provide all necessary miscellaneous anchors, straps, bolts, screws, nails
and other rough hardware as may be required and shown for anchoring
carpentry work under this section.
3. Preservative Treatment of Wood:
a. All pressure treated wood shall be treated with alkaline copper quat.
I?. All framing In contact with concrete or masonry shall be pressure treated.
c. All fasteners in contact with pressure -treated wood shall have as a minimum
Z -max coating.
Elnl5h Carpentry:
I . Submit shop drawings for all fabricated items In this Section. Show materials,
shapes, dimensions, assembly engagement with other work and all other
Information necessary to the construction specified herein.
2. Measurements shall be taken at the building and worked out with connecting
Work.
3. Use all applicable standard specification and grading rules.
MATERIALS:
I . Interior Door Frames and Trim: poplar or other approved paint grade wood,
unless noted otherwise.
2. Interior Wood Paneling: Poplar or approved paint grade hardwood, or as
otherwise noted on drawings.
