Good morning Amanda!
As discussed several weeks ago, I would like to request an additional
year to start our building process and maintain our variance status. As
you are fully aware, the climate of our "design and build" environment
has certainly changed due to the pandemic. Changed in ways that our
nation was not prepared for. Labor and materials are either
non-existent, extremely long lead times and/or met with inflated costs.
These 3 factors, due to the pandemic, have caused us to revisit our
conceptual design ideas as a way to mitigate these challenges. This
"about-face", change in direction, will certainly require more time than
we initially anticipated. Please accept this email as our request for an
additional year of time for our appeal to stand current/engaged on our
vacant property located at 1966 Beach Ave.

The code requires construction to start
12 months from the date of the approval. That means you would need
your building permit application approved and passed your first
inspection.
However, the code does allow me “…upon
finding of good cause, may authorize a one-time extension not to exceed
an additional twelve (12) months.” I would need a request in writing
and need a “good cause”.

I felt led to follow up per my call and
apologize.
Thank you for fielding my call regarding
the retaining wall at the rear of the property. There is a long
backstory to this wall that generated the need to get your thoughts. I
am sorry that it seemed like such a trivial matter and a poor use of
your time to discuss as this is a matter that is not a concern for the
City of Atlantic Beach. But, knowing me, I like to check all the boxes
to be certain, haha. All parties and their respective attorneys are
getting all the docs correctly dictated to convey associated ownership
of the retaining wall to coincide with the associated property. So your
suggestion is right in line with what is currently taking place (seeking
attorney assistance) Thanks again for your help and I look forward to
working with you again in the future!

an approval of the variance) was approved last night with conditions.
Commission conditioned the approval on “no net loss of public parking
spaces”. Please also note that 24-65(h) requires that work must be
started within one (1) from the approval. As we discussed, you need to
