AN ORDINANCE AMENDING THE ORDINANCE CODE OF THE CITY
OF ATLANTIC BEACH, FLORIDA; AMENDING CHAPTER 24,
ARTICLE III, DIVISION 5, SECTIONS 24-104, 105, 106,
107, 108, 109 AND 110 TO ELIMINATE THE REQUIREMENT
REGARDING MAXIMUM LOT COVERAGE; PROVIDING AN EFFEC-
TIVE DATE
BE IT ORDAINED by the City Commission of the City of Atlantic
Beach, Florida:
Section 1. Chapter 24, Article III, Division 5, Sections
24-104, 105, 106, 107, and 108, Subparagraph (f) Building Restrictions,
is hereby amended to read as follows:
CHAPTER 24
ARTICLE III. ZONING REGULATIONS
DIVISION 5. ESTABLISHMENT OF DISTRICTS
Section 24-104. RS-1 Residential Single-Family Districts
(f) Building Restrictions. The building restrictions in these
districts are:
(1) Maximum lot coverage: 35-peteeat; none;
(2) Maximum building height: 35 feet.
Section 24-105. RS-2 Residential Single-Family Districts
(f) Building Restrictions. The building restrictions in these
districts are as follows:
(1) Maximum lot coverage: 35-gereeat; none;
(2) Maximum building height: 35 feet.
Section 24-106. RG-1 and RG-1A Residential General - Two-family
Districts.
(f) Building Restrictions. The building restrictions for these
districts are as follows:
(1) Maximum lot coverage: 35-pereeat; none;
(2) Maximum building height; 35 feet
Section 24-107. RG-2 and RG-3 Residential General - Multiple-
family.
(f) Building Restrictions. The buildings:
(1) Maximum lot coverage:
a. RG-2:
1. One-family, 36-pereent; none;
2. Two-family, 36-peFeent; none;
3. Multifamily, 36-pefeent; none.
b. RG-3:
1. One-family, 36-pe1eent; none;
2. Two-family, 36-pereent; none;
3. Multifamily, 36-pereent; none.
(2) Maximum Building Height:
a. RG-2:
1. One-family, 35 feet;
2. Two-family, 35 feet;
3. Multifamily, 35 feet.
b. RG-3:
1. One-family, 35 feet;
2. Two-family, 35 feet;
3. Multifamily, 35 feet.
Section 24-108. RMH Residential Mobile Home Districts
(f) Building Restrictions. The building restrictions in these
districts are as follows:
(1) Maximum lot coverage: 36-pereei none;
(2) Maximum building height: 20 feet.
Section 2. Chapter 24, Article III, Division 5, Sections 24-109
and 110 are hereby amended to read as follows:
Section 24-109. CPO Commercial Professional and Offices
(f) Building Restrictions. The building restrictions in these
districts are as follows:
(1) Maximum lot coverage: 66-pereent; none;
(2) Maximum building height: 35 feet.
Section 24-110. CL Commercial Limited District
(f) Building Restrictions. The building restrictions for these
districts are as follows:
(1) Maximum lot coverage: 6 -pereeat; none;
(2) Maximum building height: 35 feet.
Section 3. This Ordinance shall take effect upon its adoption.
