I am sending this letter regarding the Gilbert Residence, RESA23-0002 Submittal 01. I have
described below the action to be taken for each item of concern involving only the Initial
Building Review.
Zoning Comments
ITEM 1 The zoning is RS1 which carries a 20’ Front yard setback. The front
porch being enclosed is currently underroof with columns to
support. That porch is behind the 20’ front yard setback. The set
backs have been added to the site plan.
Building Comments
ITEM 1 This information will be provided by the General Contractor.
ITEM 2 This information has ben added to the Index Sheet, it is a Level 3
remodel/addition as defined by the Building Code.
ITEM 3 This information will be provided by the structural engineer.
ITEM 4 This information will be provided by the structural engineer.
ITEM 5 This information will be provided by the General Contractor.
ITEM 6 This information will be provided by the General Contractor.
Public Works
ITEM 1 lease refer to the site plan sheet for the retainage calculation and the
proposed location of the retainage area.

Re: Structural Analysis
Project: 409 Mako DR Atlantic Beach
To whom it may concern:
Sabo Structural Engineering was asked to visually inspect the existing structure and to provide an
evaluation and analysis regarding the adequacy of the structure.
The existing structure is a single story structure comprised with pre-engineered wood roof trusses,
plywood roof diaphragm and masonry walls.
Sabo engineering conducted an inspection in October of 2022 and verified the following:
· The roof was pre-engineered wood roof trusses at 24” o.c. with plywood roof sheathing.
· Roof truss strapping was not verified. Contractor shall add Simpson H3 straps if no strap
present.
· The top plate on the wall was not verified. It is assumed that a 2x8 plate is on top of the wall.
The plate needs to be fastened with anchor bolts @ 24” o.c. or ½”x6” titen HD.
· The existing walls are unreinforced masonry with a concrete bond beam. The walls appear to be
in good condition.
· The existing foundation appeared to be in good condition, no settlement or significant cracking
was observed.
In my opinion, the existing structure is structurally adequate to support the proposed alterations as
shown in the structural engineered plans. The existing building complies with the FBC for wind loading
and 904.4.2 of the Existing Building Code.
