AN ORDINANCE AMENDING THE COMPREHENSIVE
ZONING ORDINANCE OF THE CITY OF ATLANTIC
BEACH, FLORIDA; AMENDING THE ZONING ATLAS
BY REZONING PROPERTY BOUNDED BY CORAL STREET
ON THE SOUTH, EIGHTEENTH STREET ON THE
NORTH, SEMINOLE ROAD ON THE WEST AND BEACH
AVENUE ON THE EAST FROM RG2-RESIDENTIAL
GENERAL MULTI-FAMILY TO RG1-RESIDENTIAL
GENERAL TWO-FAMILY TO PROVIDE A MORE
SUITABLE LAND USE CONSISTENT WITH THE CITY
OF ATLANTIC BEACH COMPREHENSIVE PLAN; AND
PROVIDING AN EFFECTIVE DATE.
WHEREAS, The Community Development Board of the City of
Atlantic Beach has considered a request to change a zoning
classification submitted by North Duval Beaches Association by
petition of at least fifty percent of the property owners and
held a public hearing on same on November 17, 1987, and
WHEREAS, The City Commission does exercise its powers to
amend the Land Development Code, including the Official Zoning
Map, in order to encourage the appropriate use of land, and
WHEREAS, The rezoning is consistent with the Comprehensive
Plan, and the rezoning will not adversely effect the health and
safety of the residents of the area, and will not be detrimental
to the natural environment or to the use or development of the
adjacent properties in the general neighborhood,
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COMMISSION OF THE
CITY OF ATLANTIC BEACH, FLORIDA:
Section 1. The Official Zoning Map of the City of Atlantic
Beach is hereby changed to reflect the new zoning of property
bounded by Coral Street on the south, Eighteenth Street on the
north, Seminole Road on the west and Beach Avenue on the east
from RG2-Residential General Multi-family to RG1-Residential
General Two-family.
Section 2. This ordinance shall become effective
immediately upon its adoption.
