Sight Triangle: The sight triangle on Sheet C3.01 does not use the dimensions for 25 MPH roads as shown in Figure 3
Chapter 19. It appears to use the dimensions for 15 MPH roads.

Public Parking: The public parking spaces are shown to partially project into the street pavement. Please revise so the
entire 18 foot depth for the parking is not on the street pavement.

Parking: The parking counts on page A301 should equal 46 total spaces (25+8+2+2+9), meaning the parking is one shy of
the minimum required. If the 6 valet spaces are converted to head in spaces, this would pick up one more parking space.
2 PARKING SPOT TREE CREDIT MAKES UP THE DIFFERENC IN PARKING.
Bicycle Parking: The proposed bicycle racks do not meet the spacing for the racks and aisles as shown in the specs shown
on sheet CD1.01. Please revise.

3. Civil – Sheet 5.01 – According to as-built plans, the downstream west invert elevation of existing stormwater structure
ST-3 is 7.01 FT. Modify
stormwater management system design to accommodate this limitation. Revise stormwater calculations and update the
SJRWMD permit and
documentation.

Sheet C5.01 has been updated and the detail on Sheet CD3.0 has been revised to raise the invert of the outfall.

4.Section 24-68(b) of the Land Development Regulations requires on-site storage of stormwater runoff from impervious
areas unless a valid SJRWMD
permit has been issued for the project. Either provide volume calculations and on-site retention required per Section 24-
68(b) or submit SJRWMD
permit and supporting documentation. If a pre-development condition of 84.2% impervious area was utilized to support
the issuance of the SJRWMD
permit, provide evidence that this was the case.
* Comment regarding predevelopment impervious area not addressed, SJRWMD permit and supporting documentation
not provided.
Review previous review comment. Documentation submitted to support the SJRWMD permit does not appear to match
pre-development conditions.
Revise & resubmit predevelopment CN note on Sheet C6.0, drainage report and permit as necessary.

5.Documentation shows that proposed impervious areas are over the 70% allowed by City code, per Section 24-155(e).
Submit impervious area
calculations including impervious areas proposed from the building, bicycle racks, curbing, etc.

Sheet C3.01 indicates impervious area of 11,595 square feet. This calculation appears to include the building area only
and not curbing, bike racks, etc.
Revise the table on Sheet C3.01 to include all impervious areas being proposed.
