4. Anchor 1x2 Fir stripping (for Hardie install) to West side of garage to roof line and left
wall of front courtyard up to angled siding.
5. Install Hardie lap siding horizontally (or Board n Batten) on garage right side, to roof line.
6. Install Hardie Board n Batten siding on left wall of front courtyard up to angled siding
roof line to finish off courtyard.

Pillar and its employees have offered opinions based on non-invasive inspection and
assumed conditions. Pillar and their employee's opinions of the conditions based on visible,
non-evasive review, are non-binding and non-contractual. Pillar is NOT responsible for
unforeseen items, issues found upon demolition. Unforeseen items, issues may be found at
time of demo/ removal and will be estimated at time of discovery(if applicable) and
handled as a change order. Change order requests by the customer must be communicated
in written form (email, text). Email is preferred.
Change orders in many cases will delay completion and extend project repair times; Pillar will work with
the customer to attempt to timely complete change orders.
2. Change orders / additions are charged at SALE PRICE as determined by Pillar LLC. and require written
email, text) approval and are collected w/in Three (3) business days upon invoicing of approved change
order.
3. Please note that project pricing is identified for the entire project scope. Pillar reserves the right to
adjust pricing based on final elements / work scope decided upon. Pillar reserves the right to request
partial draws based on element completions.
4. Product pricing is locked in for 30 days from receipt of this estimate. Pillar reserves the right to review
pricing and adjust as necessary if the agreement is signed outside the 30-day window. All selections must
be thru Pillar vendor/trade base.
1. Pillar supplier pricing is subject to change without notice and based on supply and demand
2. Should "client" request/require a product selection from other than a Pillar vendor/trade
partner; Pillar reserves the right to modify sales pricing.
3. Customer supplied product must be available for installation at days,times denoted by Pillar.
Should rescheduling be required a service charge of$150 is charged without exception.
4. Customer supplied trades; Pillar is not responsible for scheduling, site management, debris clean
up, delivery of product, quality of installation, or warranty.
NOTICE Due to COVID 19;Pillar Construction will pass pricing increases on to you the client, in which a
supplier increases "cost"of materials or labor"cost"by over 5% within the timeline of the project. While
Pillar will do its very best to protect our pricing and our clients, vendors may raise prices based on staff
shortages, shipping cost changes, supply or demand. Cost increases of+5% will be passed on to the
customer without mark up (change order cost).
5. Building code or compliance cost increases are not the financial responsibility of Pillar the contractor.

At times elements of a project fall outside compliance based on additional work needed or code changes
as interpreted by the City Inspectors. Pillar will try to identify and communicate any potential issues
ahead of project starting. HOWEVER, the customer ultimately is financially responsible for any code
compliance repairs required.These are not subject to change order mark up.
6. Any element not identified on the included scope is not included in the pricing or work to be
completed. Verbal communications can be misunderstood or forgotten and do not denote perceived
intent and are not obligatory by Pillar to complete. All work is to be per the scope, or by written change
order.
All material is guaranteed to be as specified or for 1 year. All work to be completed in a workman like
manner according to standard practices. Any alterations or deviation from above specifications involving
extra costs will be executed only upon written signed Change Orders, and will become a charge over and
above this Proposal price. The contractor is not responsible for any delay or delay damages. Cost is
defined by the contractor as all services, materials, management being billed at cost; the "plus" figure is
in addition to and billed after draw increments. This Proposal is subject to acceptance within (10 days) of
the above date and thereafter at the option of contractor. Acceptance after the ten days may require an
additional charge due to increased cost of materials.

a flat paint, light texture or lightweight wall covering, a Level 4 finish is recommended. As stated in
In severe lighting areas, flat paints applied over light textures tend to reduce joint photographing.
Paints with sheen levels other than flat as well as enamel paints are not recommended over this level
of finish. Note: existing surface imperfections ARE NOT addressed in normal paint work.

Painting Standards per PDCA:
The painting and decorating contractor will produce a"properly painted surface." A "properly painted
surface" is defined as uniform in appearance, color, texture, hiding and sheen. It is also free of foreign
material, lumps, skins, runs, sags, holidays, misses, or insufficient coverage. It is also a surface free of
drips, spatters, spills or overspray caused by the painting and decorating contractor's workforce. In
order to determine whether a surface has been "properly painted" it shall be examined without
magnification at a distance of thirty-nine (39) inches or one (1) meter, or more, under finished lighting

conditions and from a normal viewing position. NORMAL VIEWING POSITION: For the purpose of
inspection a normal viewing position shall be at eye level at a minimum of thirty-nine (39) inches or
one (1) meter from the wall. Warranty is for"new drywall", replacement drywall areas only.
PILLAR LLC. CONSTRUCTION will not apply Matte, Satin, Eggshell finishes on any pre-existing
drywall repairs.

Tile Lippage: The height difference between two adjacent tiles, which we referred to as lippage, can
vary 1/16"—3/32".
We utilize: Two dime's thickness or 2 credit cards thickness as a standard. The ANSI A108.02
standards say that acceptable lippage for floor tiles with a grout joint width of 1/16" to less than 1/4"
is 1/32" plus the allowable inherent warpage of the tile. If the grout joint width is 1/4" or greater, then
the allowable warpage is 1/16" plus the allowable inherent warpage of the tile. Allowable warpage
per ANSI A137.1 depends on the type of tile, but ranges from approximately 1/32" to 3/32". So 1/32"
warpage plus 1/32" equals 1/16" allowable warpage for most tiles with some exceptions.
TERMS AND CONDITIONS: This account is subject to a finance charge. Once any balance is 30 days past
due from the closing date on the Invoice, a finance charge at an annual percentage rate of 18% (periodic
monthly rate of 11/2%) shall be applied to all future amounts invoiced. In any action brought for
enforcement or interpretation of this Proposal, the prevailing party shall recover all costs including
reasonable attorney fees. The prevailing party shall be defined for all reasons as the party who obtains a
positive net recovery in the action. Venue shall only be DUVAL County, State of Florida.
