GENERAL NOTES
1. GENERAL REQUIREMENTS
A. The Contract for Construction will be prepared by the
Owner.
2. SITEWORK
A. Earthwork:
In the area bounded by lines 3' beyond the building
lines, strip all top soil and vegetation. The
contractor shall employ an independent engineering
testing agency to determine the lateral extent of any
soft material and to supervise the complete removal of
same. The testing agency shall certify in writing to
the Architect the satisfactory completion of this
work.
B. Structural Fill:
Where fill is required, place in loose lifts of 10
inches of less. Compact each lift to 98% of the
Modified Proctor (ASTM D1557). Fill material shall
conform to the Unified Soil Classification of SP, SP-
SM, SW, or SW-SM. Contractor shall employ an
independent engineering testing agency to perform at
least 4 in place density tests of the natural grade
and each lift of fill. If required, compact natural
grade to 98% at one foot below surface, prior to
placing fill. Footings shall be place on undisturbed
natural earth or compacted fill having a density of
85% at one foot below bearing level.
C. Dewatering:
Footing trenches shall be damp but free of standing
water when concrete is placed.
3. CONCRETE
A. Cast-In-Place Concrete:
All concrete shall have a minimum 28-day compressive
strength of 3000 psi. Comply with the following ACI
Standards: 3011, 315 and 318.
B. Concrete Testing:
Contractor shall employ an independent testing
laboratory to provide the following tests:
Slump Test ASTM C143
Air Entrainment ASTM C138
Comprehensive Strength Cylinder Tests ASTM C39
C. Concrete Reinforcing:
All reinforcing shall conform to ASTM A615, Grade 60,
except #3 or smaller bars used for ties or spacers may
be Grade 40. All bars intended to be continuous shall
be lapped 30 diameters, with corner bars provided at
corners and intersections. Welded Wire fabric shall
conform to ASTM A185. Lap fabric one full mesh at
splices. Lift mesh to approximately 1 to 1.5 inches
from top of slabs.
D. Slabs on Grade:
Unless otherwise noted, slabs shall be 4" thick,
reinforced with 6x6 1.4 x1.4 welded wire fabric placed
1.5 to 2 inches below the surface. Lap fabric one
full mesh at splices. Unless otherwise show, place
crack control joints at intervals at 20 feet maximum,
each way.
E. Provide termite proofing with 1 year guarantee.

5. METALS
A. Miscellaneous Metal Work:
All work shall conform to AISC specifications and the
AWS structural welding code. Submit shop drawings to
Architect for all fabricated metal work, prior to
fabrication.
6. WOOD AND PLASTICS
A. Carpentry/Wood Framing:
All wood structural members shall be kiln dried
Southern Yellow Pine, or an approved equal, bearing
the stamp of the grading agency. Provide the
following stress grades:

Studs 1000 100 1100 1,400,000
Joists #2 1400 90 1000 1,600,000
Except as otherwise shown on the Drawings, the minimum
nailing requirements are as set forth in table 2306.1 of
the 2020 Florida Residential Building Code. Where
horizontal members side frame to supports, use approved
steel hangers of framing angles of the appropriate size
and load capacity. Clips, straps and tie finishes to be
galvanized.
B. Finish Carpentry and Millwork:
1. Provide HardiTrim 3/4", 1 1/2" or 5/4” composite
boards for fascia trim and exterior casing as shown on
drawings, to be painted (see Section 9).
C. Composite Siding:
1.Provide Hardi-Panel & Batten composite siding over
Tyvek Vapor barrier. Battens cut to 1x3 & installed
over studs at 16” oc. All outside corners use butt
joint corners.
7. THERMAL AND MOISTURE PROTECTION
A. Underslab Moisture Barrier:
Polyethylene Sheet: Single Film 6.0 mils thick
manufactured by St. Regis or Visqueen. Minimum 6"
wide lapped seal at joints.
B. Building Insulation:
1.2X6 Wall Areas: R19 Batt Insulation, Mfg. by Owens
Corning NextGen ASTM cC518, or equal.
2. Provide 2) layers 1.55” THK rigid insulation at
exterior main roof area. Dow Thermax Basic NH -
R20.0, ASTM C1289
C. Fiberglas Shingle Roofing:
Provide GAF Ultra Weatherwood fiberglas shingles (or
equal) over 30# felt underlayment. Minimum 25 year
warranty. Follow manufacturing instructions for high
wind installation. ASTM D3161
Color: White (verify w Owner)
D. Sheet Metal Work:
All valley flashing and eave drip shall be prefinished
aluminum.
E. Caulking and Sealants:
Provide GE Silicone white sealant at and door frame
and paintable latex caulk at all interior woodwork,
and doors.
F. Wall Infiltration Barrier:
Provide Tyvek “Drainwrap” Vapor Barrier, or equal, on
all exterior walls.
8. DOORS AND WINDOWS
A. Windows: Mfg. by Kolbe Vistaluxe Series Sliding or
Fixed, DP =50psf, See A2 for details.
B. Sliding Door: Mfg. by Kolbe Vistaluxe Series Sliding
or Fixed, DP =50psf, See A2 for details.
C. Finish Hardware.
Provide Hardware Schedule and submit to Owner for
approval.
D. Trim, Wood Panels, Casing & Moulding:
See Drawings. Provide white pine S4S for paint.
9. FINISHES
A. Paint: Benjamin Moore,
1. Exterior Paint:
a. Exterior Wood Panels, Beams, and Fascia: one
coat #521-12 primer, two coats #634 Aura acrylic
low-lustre. Color: TBD
Color: Hardipanel siding,
Color to Match exist construction.
b. Exterior Hardipanel B&B Siding: one coat #521-
12 primer, two coats #634 Aura acrylic low-
lustre.
2. Interior Paint:
a. Flat Latex Finish: one coat #521-12 primer,
two coats #522 Aura acrylic matt.
b. Semi-Gloss Finish:
One coat #521-12 primer, two coats #528 Aura
acrylic semi-gloss.
c. Wood Painted: Wood doors, trim, millwork and
all other interior wood not otherwise
indicated, to be painted per semi-gloss
finish, above.
10. SPECIALTIES
A. Closet shelving: 3/4" Birch ply / Paint. TBD
