Department Notes from March 16, 2023:
ZONING
Fill: The DEP permit says you will be bringing in 796 cubic yards of fill. Please
clarify if additional fill is proposed to be brought into the site and show
where it is proposed to be located.
RESPONSE: Please see Page A1.3 that has been added and includes notes
on it that were reviewed with Steve Swann.
Grading Plan: Please submit a grading plan that shows the proposed final
grading/topography of the site.
RESPONSE: Please see Page A1.3 that has been added and includes notes
on it that were reviewed with Steve Swann. Note 6 has also been added to
page A1 to call this out, and the Page # is clouded.
BUILDING
1. Please submit a site plan of the proposed new development on a certified
survey, showing the new home placement and any accessory structures
including pool, if applicable, placement and all information lines, CCCL, set
backs dimensions, etc.
RESPONSE: Boatwright Surveyors did all the original surveys and have
added the proposed structure as an overlay to their survey. That new survey
with proposed house is attached.
2. Please submit the approved site plan survey with the DEP approval
stamped on the survey.
RESPONSE: DEP Site Plan stamped approval is included with this
submission as a separate PDF.
3. Please resubmit the metal roofing documents highlighted to show which
style of panel will be installed for this roof. Highlight all other information
pertaining to that panels installation for the plan reviewer and the inspectors in
the field. Please remember this home’s address is in an Exposure D. It is
important to use the proper spacing of fasteners for this roof according to the
wind zone loads in of Exposure D.
RESPONSE: The Metal Roofing Approval Docs are attached, with the
appropriate product highlighted. In addition, the assemblies are also
highlighted. If there is any issue with the “highlighted” areas showing up,
please let me know and I will bring color prints to your office. I know some
PDF viewers don't always show highlighted items from another software.
4. Information submitted concerning requested roofing information that is not
highlighted will be dissaproved.

PUBLIC WORKS
Provide construction site management plan including location of silt fence,
dumpster, portable toilet. Right-of-Way Permit is required if using right-of
way for construction parking.
RESPONSE: Site Plan has been added to the Plan Set. Please see Page
A1.2
Provide drainage plans showing site topography (flow arrows, etc.).
Section 24-68(b) of the Land Development Regulations requires on-site
storage for increased run-off if adding 250 SF or more impervious surface.
RESPONSE: Site Drainage plans have been formerly done by Reynold
Peterson, P.E. Lic #84559. The Drainage Plans were presented to City
Engineer Steve Swann for review and we believe everything is as needed.
Provide Delta volume calculations and on-site retention required per Section
24-68(b). Please review City code and provide revision.
RESPONSE: Reynold Peterson, P.E. has completed the Calculation
Worksheet and signed it with his Seal. It is attached to this response.
A Revocable Encroachment Agreement must be submitted.
RESPONSE: A Notarized Revocable Encroachment Agreement is attached to
this response.
A Right-of-Way Permit must be obtained.
RESPONSE: A Notarized Right-of-Way Permit is attached to this response.
Maximum circular driveway width within the City right-of-way is 12 feet.
RESPONSE: There is no circular driveway associated with this Permit.
Provide a detailed plan of water retention area and how water runoff gets to
water retention areas and then to street.
RESPONSE: Reynold Peterson, P.E. has now designed the entire drainage
and retention for the property. The entire retention is contained underground
as the piping system has been upgraded to 10” pipes that maintain all runoff.
Please see the engineered plan that shows all flows of retention.
Provide detailed plans showing proposed water retention.
RESPONSE: Same as above
2nd Review did not address water retention as requested. Please see prior
attached volume requirements.
RESPONSE: Reynold Peterson, P.E. has addressed all water retention via
over sized 10” pipes. The Volume Calcs are attached to this response and
include his Signature and Seal.
If using artificial turf, must provide a 3' X 3' sample for testing.
RESPONSE: The artificial turf being partially used on the driveway was
included as impervious, in the Impervious Calculations. This avoids the issue
of having to test. Any drainage provided by the artificial turf is just a bonus.
This was reviewed with Derek Martin on a phone call and all agreed.
