The meeting was called to order at 6:00 p.m. by Chair Hansen.
2. APPROVAL OF MINUTES
A. Approve minutes of the March 22, 2023 regular meeting of the Community
Development Board.
The minutes were approved.

4. NEW BUSINESS
A. 409 Mako Drive ZVA Z23-0010 (Torin Gilbert)
Request for a variance to the platted Building Restriction Line (BRL) at 409
Mako Drive.
STAFF REPORT: Planner Genest presented the information as explained in the
staff report. She also provided a PowerPoint presentation.
Nis. Golombek asked about the difference in the setback measurement presented by the
architect compared to the survey. Planner Genest said the applicant will confirm the
actual dimensions (Attie proposed enclosure and the setbacks.
APPLICANT REPORT: 'the builder said that the architect sent a revised survey to him
due to an error in the encroachment. Ile said the original encroachment was 5 feet 5
inches and the revision is 4 feet 8 inches.

B. 403 Oceanwadk Drive North ZVAR23-00 12 (Joseph and Linda Ahrass)
Request for a variance from Section 24-253 to allow a circular driveway on a
property with less than 100 feet of street frontage and to exceed the maximum
driveway widths at 403 Ocean walk Drive North.
STAFF REN.MT: Planner Broedell presented the intorination as explained in the
staff report. She also provided a PowerPoint presentation.
\I r. Arthur asked if requests like this have been brought up before. Planner Broedell
said it. has not and added that he thought it was because prior to 2019, any requests lor
driveways went to the (.4ity Commission as a waiver.
APPLI('ANrf REPCWT: Steve Abrass introduced himself as representing his parents
Joseph irid Linda Abrass. Ile provided a PowerPoint presentation and explained that the
oak trees have pushed up the concrete in the driveway. Mr. Ahrass said they want to
replace the driveway with pavers so that if the oak trees push some of the pavers up then
it would he easier to fix. 11c said there were over 40 circular driveways in Oceanwalk
and he believes they all exceed the current requirements.
