FW 0 Stanley Rd - DrainageGood afternoon Autumn,
This is a follow up from our meeting on Monday about 0 Stanley. As you
recall, we expressed concerns about this property having a drainage
area/ditch on it. See the detailed email from our engineer below.
I’ve also attached some pictures public works has from 91 Stanley where
we are concerned that fill was added to the site.

Subject: 0 Stanley Rd - Drainage
After our meeting with the property owner on Monday, I decided to do a
little research. Attached is a printout of the LiDAR for this area, you
can see that it is low along the north side of 0 Stanley as well as the
lot behind it. Also notice the depressional area (stormwater pond) at
171 Jackson Rd (actually located on Richard Rd).
I pulled a copy of the survey for the Jackson Road Duplexes on Taylor
Way. Note that the survey clearly shows a “ditch” as well as a concrete
headwall at the east end of the lot behind 90 Stanley Rd.
This led me to dig up the drainage plan for the townhomes at 171
Jackson. Note that the headwall I referenced above is the discharge
location for the stormwater management system permitted for these
townhomes. The survey denotes a proposed 20’ drainage easement through
the 0 Stanley Rd lot. I don’t know if this easement exists or not, but
historically, the ditch through 0 Stanley Rd has been used for drainage.
The property owner probably needs this information to make some
decisions. – Steve
