Re: “Lessee’s Possession Date” under Lease Agreement for 920 Margaret Street in
Jacksonville, Florida between Normandy Boulevard LLC, a Florida limited liability
company (“Lessor”) and FL Juice & Bowl LLC, a Florida limited liability company
(“Lessee”)
Dear Daniel,
The Lessee took exclusive possession of the Premises located at 815 Atlantic
Boulevard in Atlantic Beach, Florida on May 8, 2023. The Lessee has been given the
keys to the Premises. As of this day all interior improvements including any mechanical,
electrical, water, sewer, alarm and other systems is the full responsibility of the Lessee.
All utilities should be put into the Lessee’s name. The Rent Commencement Date shall
occur on the sooner of: (a) One Hundred Eighty (180) days after May 8, 2023; or (b)
thirty (30) days following substantial completion of the Lessee’s improvements and
the issuance of the certificate of occupancy.
