GENERAL NOTES:
1.ALL WORK SHALL BE PERFORMED IN STRICT COMPLIANCE WITH FEDERAL, STATE AND LOCAL CODES AND
ANY OTHER REGULATING AUTHORITIES HAVING JURISDICTION OVER THE PROJECT. THE CONTRACTORS
SHALL PROTECT AND INDEMNIFY THE OWNER AND/OR ARCHITECT AGAINST ANY CLAIM OR LIABILITY
ARISING FROM VIOLATION OF ANY SUCH CODE OR REGULATION
2.ALL WORK RELATING T THIS CONSTRUCTION PROJECT SHALL COMPLY WITH THE U.S. DEPARTMENT OF
LABOR, THE OCCUPATIONAL SAFETY AND HEALTH STANDARDS AND ALL RELATED FEDERAL, STATE AND
LOCAL BUILDING CODES AND ORDINANCES
3.DO NOT SCALE THE DOCUMENTS - DIMENSIONS GOVERN. IF THE CONTRACTOR DESIRES DIMENSIONAL
INFORMATION NOT INDICATED ON THE DOCUMENTS, HE SHOULD CONTACT THE ARCHITECT FOR
CLARIFICATION. LARGE SCALE DETAILS GOVERN OVER SMALL SCALE DETAILS.
4.ALL DIMENSIONS ARE TO BE FIELD VERIFIED AND BACK CHECKED AGAINST THE DOCUMENTS FOR
ACCURATENESS. IF ANY DEVIATIONS OR DISCREPANCIES OCCUR, CONTACT THE ARCHITECT FOR
VERIFICATION PRIOR TO PROCEEDING WITH THE WORK.
5.ALL CONTRACTORS SHALL CAREFULLY REVIEW THE DRAWINGS, SPECIFICATIONS, DETAILS AND NOTES FOR
INFORMATION REGARDING THE INTENDED SCOPE OF THE WORK PRIOR TO PROCEEDING WITH WORK.
CONTRACTOR TO REPORT ANY CONFLICTING INFORMATION TO THE ARCHITECT FOR CLARIFICATION.
6.COORDINATE ALL BUILDING MANAGEMENT SYSTEMS, SECURITY SYSTEMS, NETWORKING AND LOCKING
HARDWARE WITH THE ARCHITECT PRIOR TO INSTALLATION. ALL CONDUIT AND BOXES PROVIDED BY
ELECTRICAL SUBCONTRACTOR.
7.THE GENERAL CONTRACTOR SHALL SAFELY SHORE, BRACE, AND/OR SUPPORT ALL WORK AS REQUIRED.
THIS WORK SHALL BE THE FULL RESPONSIBILITY OF THE CONTRACTOR AND NO ACT, DIRECTION, OR REVIEW
OF ANY SYSTEM OR METHOD BY THE ARCHITECT OR OWNER SHALL RELIEVE THE CONTRACTOR OF THIS
RESPONSIBILITY.
8.CONTRACTOR SHALL VERIFY WOOD LUMBER INDICATED IN THESE DOCUMENTS FOR FIRE TREATMENT
REQUIREMENTS OR PRESSURE TREATING REQUIREMENTS SPECIFICALLY RELATING TO FIRE RELATED WALL
ASSEMBLIES OR EXTERIOR LOCATIONS. THIS INCLUDES BLOCKING AND BRACING.
9.INTERIOR DIMENSIONS VARY DEPENDING UPON THE DIMENSION. PAY CLOSE ATTENTION TO THE NOTATIONS
ON THE PLAN. DIMENSION CALLOUTS WILL BE FROM EXTERIOR TO EXTERIOR OF WALL AND FROM THE
INTERIOR OF WALL TO INTERIOR OF WALL. FIELD VERIFY FINISHED SURFACES AND CONDITIONS FOR
MILLWORK AND OTHER FINISH & EQUIPMENT INSTALLATION.
10.IT IS NOT THE INTENT OF THESE DRAWINGS TO SHOW OR INDICATE ALL FASTENING OR FRAMING
TECHNIQUES AND/OR DEVICES, OR TO SHOW ALL CONDITIONS PRESENT.
11.ELECTRICAL SUBCONTRACTOR SHALL THOROUGHLY REVIEW THE LIGHTING DOCUMENTS AND PROVIDE AND
INSTALL ALL MOUNTING BRACKETS, MOUNTING BRACKET ARMS, PIPE ARMS, BLOCKING, ETC., AS REQUIRED
TO INSTALL THE ELECTRICAL LIGHTING.
12.STAIRS AND STEPS INDICATED IN THE DOCUMENTS SHALL BE DESIGNED TO MEET THE CODE REQUIREMENTS
APPLICABLE TO THE PROJECT. STAIR MATERIALS AND DESIGN TO BE PROVIDED OWNERS DESIGNER.
13.ACCESS PANELS SHALL BE PROVIDED IN ALL GYP. BOARD PARTITIONS WHERE ELECTRICAL
TRANSFORMERS, J-BOXES, PLUMBING VALVES, DAMPERS, SANITARY SEWER OR TRAPS REQUIRING ACCESS
MAY BE LOCATED. ANY OF THESE ITEMS MAY NOT BE INDICATED ON THESE DOCUMENTS, BUT ACCESS
PANELS SHALL BE PROVIDED AS THOUGH THEY HAVE BEEN SHOWN THROUGHOUT (BURDEN OF
DETERMINING QUANTITY IS ON THE SUBCONTRACTOR).
14.PROTECT EXISTING TREES TO REMAIN DURING CONSTRUCTION. PAY PARTICULAR ATTENTION TO EXISTING
TREE ROOT SYSTEMS, EXPOSED TRUNKS, AND BRANCH DRIP LINES. PROVIDE FENCED BARRIERS AND
GROUND PROTECTION AS NECESSARY.
15.THE CONTRACTOR SHALL REVIEW THE CIVIL DOCUMENTS, AND THESE DOCUMENTS (ALL IN THEIR ENTIRETY)
TO INSURE THAT ALL REQUIRED EARTHWORK, PAVING, CURB AND STRUCTURAL SLAB WORK IS FULLY
COVERED IN THE SCOPE OF THE CONTRACTOR'S BID. SUBCONTRACTOR SHALL COORDINATE ALL OF THE
ABOVE REFERENCED WORK WITH THE DESIGNER, GENERAL CONTRACTOR AND SEPTIC ENGINEER TO
INSURE THAT WORK IS INSTALLED AND CONSTRUCTED PER THE DOCUMENTS.
16.ALL MATERIALS SHALL BE INSTALLED ACCORDING TO THE INDUSTRY STANDARDS, ALL AGENCIES OR
"STANDARD" RECOMMENDATIONS REFERENCED IN THE SPECIFICATIONS, OR MANUFACTURERS
RECOMMENDED INSTALLATION PROCEDURES, WHICHEVER IS THE MOST STRINGENT, IN ORDER TO PROVIDE
A COMPLETE AND HIGH QUALITY PROJECT.
17.THE SUBCONTRACTOR REPRESENTS AND WARRRANTS THAT IT HAS EXAMINED THE PLANS, DRAWINGS,
SPECIFICATIONS AND ALL CONSTRUCTION CRITERIA OF OWNER AND HAS SATISFIED ITSELF THAT THE
INFORMATION CONTAINED THEREIN IS SUFFICIENT TO FULLY AND COMPLETELY CONSTRUCT THE PROJECT.
18.GENERAL CONTRACTOR TO PROVIDE MEANS TO SECURE AND PROTECT CONSTRUCTION AREAS FROM THE
PUBLIC, AND PROTECT THE PUBLIC FROM THE CONSTRUCTION OPERATIONS.
19.AT THE COMPLETION OF CONSTURCITON, THE CONTRACTOR SHALL FURNISH THE DESIGNER WITH A SINGLE
FULL DRAWING SET OF MARKED UP AS-BUILTS. THESE DRAWINGS SHALL CLEARLY INDICATE CHANGES OR
REVISIONS THAT OCCURRED DURING THE CONSTRUCTION PROCESS, AND INSTALLATIONS OF SYSTEMS
WHICH MAY NOT BE INDICATED ON THIS ORIGINAL DRAWING SET.
PROJECT DESCRIPTION
Project includes the proposal of interior bathroom remodel. Extension of the exterior
walls with a new roof. Extension of the 2nd floor deck.
No additional square footage is added to the project.
