a. Application for Use by Exception filed by Vincent D.
Akra, Sr. , to permit "CG Permitted Uses" only for
property at 1221-1261 Mayport Road.
b. Application for Variance filed by Charles and Kimberly
Perretti to construct a garage encroaching side yard
setback on property located at 415 Sherry Drive.
4. Adjournment
NOTE: This Addendum amends item 3b above by changing the word
"shed" to "garage".

MINUTES OF THE COMMUNITY DEVELOPMENT BOARD
OF THE CITY OF ATLANTIC BEACH, FLORIDA

The Acting Chairman, Samuel T. Howie, called the meeting to
order and asked for approval of the minutes from the last meeting
with a minor correction wherein the minutes reflected that he had
seconded a motion when in fact he had not attended the meeting.
Ms. Gregg moved for approval of the minutes as amended, Mr. Bass
seconded the motion and the minutes were unanimously approved.
NEW BUSINESS:
I. Application for Use by Exception filed by Vincent D. Akra,
Sr. , to permit "CG Permitted Uses" only for property located at
1221-1261 Mayport Road.
Mr. Akra introduced himself to the board and explained the
reasons why he had submitted the application.
General discussion followed wherein Mr. Akra answered questions
presented by the Board regarding types of businesses he would
lease to at the. property.
Mrs. Gregg moved that Use by Exception be approved with the
stipulation that no retail sale of beer and wine be permitted on
the leased property and that the use by exception by granted to
Mr. Akra and not run with the land. The motion was seconded by
Mr. Frohwein and unanimously approved.

II. Application for Variance filed by Charles and Kimberly
Perretti to construct a garage encroaching side yard setback on
property located at 415 Sherry Drive.
Mr. Perretti introduced himself to the Board and presented
pictures of his property. John Weldon also introduced himself
to the Board and stated that the granting of this variance would
enhance the property.
After discussion, Ruth Gregg moved to grant the variance. The
motion was seconded by Mr. Bass and passed.
There being no further business, Mrs. Gregg moved that the
meeting be adjourned, Mr. Howie seconded the motion and the
meeting was adjourned.
