Re: Zoning of 10. 5 Acre Parcel
Westerly of Mayport Road between
Levy Road and Edgar Street.
Gentlemen:
The Advisory Planning Board of the City of Atlantic Beach
did, at its regular monthly meeting this date, give consideration
to the request for re-zoning of the referenced parcel.
Prior to this meeting, each member of this board did visit
the property concerned as well as the lands adjacent thereto.
The property concerned is undeveloped land with the exception
of one low value residence facing Edgar Street.
Several factors affecting the public safety and well being
were considered. Among these factors were:
(1) Orderly development of the City is of importance
to all citizens of Atlantic Beach.
(2) A manufacturing firm has recently located adjacent
to the parcel concerned. Industrial zoning, plus
municipal facilities, will attract other light
industry.
(3) Proposed rebuilding of Mayport Road will create
conditions having an unknown effect on traffic
associated business.
In view of all factors considered, it is the sincere and
unanimous recommendation of the Advisory Planning Board of the
City of Atlantic Beach, that the present Industrial Zoning of the
referenced parcel be retained.

The Advisory Planning Board of Atlantic peach, met Wednesday July 18th, at
7:30 in City Hall .
The meeting was called to order by Cheirnitn Stynchemm00
The minutes of the last meeting were read.
The request for rezoning of the property owned by Dr. Louis A. Wileneki , and
Mr. Joe Burnett, which is 1011 acres, and is located on Maynert Rd. between
Levy Rd. and Edgar St. was discussed and the members unanimously agreed to re-
fuse rezoning at nresent. The Board would like to hove more definite plane as tc
hotethe property is to be used. The attached letter was sent to the eomaission.

Mr. Potter , made the moti )n that we accent his recommendation to estehlish a
"Fire Limits" in Atlantic Beach. Mrs. Marvin, seconded the motion. Mr. Potter,
is to write the ordinance and give to council immediately.
After studying the underground garb . rre cons , they were ruled out. Due to the
later table o.t the Bench they would not be practical . Commissioner Cinirhorne,
suggested the garbage ordinance be rend , and maybe the ,)regent ordinance can be
enforced which would handle the situation.
Mr. Potter , brought to the ;attention of the Boi rd , that ,ronarentiy o junk yard
was in the making on 8th st. west of Mey fort ltd. The lot has about I or 4 junk
core at present. Manager Printon , s id he would look into it.

suggested the garbage ordinance be read, and maybe the present ordinance can be
enforced which would handle the situation.
Mr. Potter , brought to the attention of the Board, that apparently a junk yard x
was in the making on 8th st. west of Moynort Rd. The lot has about 3 or 4 junk
care at present. Manager Printon , said he would look into it.
Mrs. Mervin, suggested water receetacles be nlaced on - 11 City trucks.
Mr. Potter, suggested that we study the set beck limits for business establish-
ments. The present limits are 25 Ft. This could be changed to 40 Ft . which
would not affect the present buildings , but would all future buildings. The
County .,rad City of Jacksonville , require 25 Ft.
Mr. Potter , suggested the City use soil cement in Having rodds in the colored
district. He showed samples of the soil cement and said the cost is cheap in
comparison to lime rock. Soil cement would cost approximately $2.60 , running
foot. Later if desired it could be topped with asphalt.
Mr. Potter , suggested the City nlin ahead by buying enough land for use as a
Park or recreetioliaal arer , or could be used for a school later if necessary. Re
suggested we look •t the property west of Maynort Rd. It is a large parcel and
property of any size is sc erce et present.
