REGULAR MONTHLY MEETING OF
ADVISORY PLANNING BOARD FOR THE CITY OF ATLANTIC BEACH, FLA.
JULY 21, 1965
The regular monthly meeting of the Atlantic Beach Advisory Planning Board
was held at the City Hall at 7 :30 P.M. on Wednesday, July 21, 1965.
Present: Mabel Marvin, Alan Potter, City Commissioner John Weldon,
and City Manager A. J. Craig.
MRS. FRANK G. KEITH
A letter was received from Mrs. Keith Re: property on Eighth
St. Mrs. Keith's letter was accompanied by signatures from
neighbors, the majority of whom were in favor of re-zoning.
Mrs. Keith requested that her property be re-zoned from the
existing Residence "B" duplex to Residence "C". It is the re-
commendation of this Board that the application be approved
due to the fact that one eight-unit apartment project would
enhance the community more favorably than would three small
duplexes (eight-unit apartment project is tie maximum allowed
under the new apartment zoning) .
REVISIONS OF RESIDENCE "B" ZONING
It is the recommendation of the Planning Board that the minimum
living area per residential unit within residence "B" (Duplex)
be increased from 750 square ft. to 850 square ft. This minimum
will be consistent with the 850 square feet allowable for two
bedroom apartments under our Residence "C" zoning.
REVISIONS OF RESIDENCE "D" ZONING
It is the recommendation of the Planning Board that the minimum
living area for residences in Residence "D" zoning be increased
from the existing 500 square ft. to 850 square ft. This new
minimum area will be consistent with the above recommendations
for Residence "B" and will be consistent with the existing
requirements for two bedroom apartments in Residence "C".
The Planning Board seriously doubts whether family housing
as presently allowed under Residence "D" (500 sq. ft.) can in
any way contribute to the betterment of Atlantic Beach.

MR. AND MRS . C. S . PERRY
A letter was received from Mr. and Mrs. C. S. Perry of 390
Mayport Road, requesting variance in zoning from existing
Business "A" to allow construction and operation of a day kinder-
garten at the above address. It is the recommendation of the
Advisory Planning Board that this application be denied, because
it is inconsistent with Business "A" purposes as defined in exis-
ting ordinances.
INDUSTRIAL AREAS
It is recommended by the Planning Board that the Beaches Committee
of 100 be advised of the location and boundaries of land zoned
Industrial lying within Atlantic Beach and the availability of
water, sewerage, fire and police protection.
