Request for a Variance to reduce the dimension of parking space sizes from 10- feet by 20 -feet to 9 -feet by 18 -feet in association with redevelopment and expansion of the existing church facilities located at the northwest corner of Sherry Drive and Sturdivant Avenue. STAFF COMMENTS The Church property occupies approximately 3.26 acres and is preparing to undergo a significant renovation, expansion and upgrade to the church and education facilities. The Church has requested this variance to reduce parking space dimensions from 10 -feet by 20 -feet to 9 -feet by 18 -feet in order to provide the number of parking space required by parking regulations and as needed to serve church functions. The church property is an irregularly shaped property, and it would seem preferable to have more on -site parking rather than having parking spill - over to adjacent properties and City right -of -ways during peak parking times, which are primarily on Sundays. (Proposed construction is otherwise consistent with applicable Land Development Regulations.) Staff has no objection to this request, and finds the request consistent with following provision (d)5, providing grounds for approval of a Variance. (d) Grounds for approval of a Variance. A Variance may be granted, at the discretion of the Community Development Board, for the following reasons. 1. exceptional topographic conditions of or near the property.
