Dear Atlantic Beach Building and Licensing Board::
My name is Jane Chambers. I have lived at 408 Aquatic Drive here in Atlantic Beach
since 1986. 1 also own (and rent)2 other units on Aquatic Drive-306 Aquatic Drive,
and the corner unit beside my residence, 402 Aquatic Drive.
Recently, I applied for a building permit to extend my back porch at my residence, 408
Aquatic Drive. It was turned down, so I wish to amend itTI now request to be allowed
to replace my 7 V2x 18 foot screened back porch with a 2x 34 foot one (perhaps eV 1,�'
replacing the screen with glass or a combination of the two), thereby asking to amend
the 20 foot setback line to a 16 foot one and adding the extra square footage along the
house rather than adjacent to it. In this regard, I wish to list the reasons I feel it is
proper to amend the present setback rules.
Currently,the property is zoned to have a 5 foot space between units with a fence to go
along the property line. I submit that this is impractical and even dangerous, and I
propose that this space be eliminated. I have 3 primary reasons for this:
1) When a fence is placed down the property line dividing 2 units, an 8 x 2 '/2 foot
space is thus created between the porch and the fence. This is space is
unusable, hard to maintain, and creates a perfect breeding ground for snakes,
mosquitoes, wild animals, and trash.
2) The space also creates a perfect space for criminals to hide, either before or
after a robbery or other crime. The space is private and sheltered--close to
houses,yet out-of-the-way. Because of this,the small space creates an
unintentional and unforeseen danger to the neighborhood.
3) 1 own the adjoining unit, 402 Aquatic Drive.
For all these reasons, I propose that I be allowed to make this 2 1/2- foot space part of
my proposed porch.
The second part of my request is that you grant a 16-foot setback on my property
instead of a 20 foot one. I have several reasons for this:
1) There already exists an 8-10 foot space between the retention pond and my
property line.
2) The porch would be completely inside the fence (which is placed 3 feet inside
the property line (see picture), and no one would notice the structure'
3) This would allow me the quiet enjoyment of my property,which I will use as an
unheated exercise room. I plan to fill the room with various exercise
equipment.
