Pursuant to your attached request, this letter serves to verify the Zoning and Comprehensive Plan Future
Land Use Designation for the above referenced parcels. These properties are zoned Commercial,
General (CG), and the land use is also designated as Commercial, General. A Use -by- Exception
allowing certain uses exceeding the CG zoning category has been approved for this property. That Use -
by- Exception remains valid and allows the uses specifically listed on the attached list as well as like
uses. All uses allowed by right within the CG Zoning District are also allowed on the subject parcels.
To the City's knowledge, all uses currently existing on these parcels are consistent with the terms of the
approved Use -by- Exception, CG Zoning District and the adopted Comprehensive Plan for the City of
Atlantic Beach, and there are no known violations of zoning and building regulations.
