Due to the proximity of our homes in a zero lot line neighborhood, each of us should be considerate of our neighbors; conversations and other noises carry; we are in a no "bark" zone. D, ARC Process: Each and every one of us can play a positive role by using common sense in our choices. We should advise our immediate neighbors that we are seeking approval from the ARC Committee to make changes to our house or property. Let us be good neighbors. If you are planning to make changes to the exterior of your house, front, back or side yards, submit a complete plan to the ARC Chairperson. The ARC must approve or disapprove in advance of all exterior changes to your property. The ARC has the right to refuse approval when the requested change does not conform to our HOA rules and regulations. The ARC will make every effort to approve a request as soon as possible, but has up to thirty (30) days after receipt of written application including drawings plans and specifications. The ARC Chairperson will arrange a meeting with the committee (ARC) to review all details of the request. A signed copy will be kept in the ARC's files and the signed original will be returned to the homeowner by the ARC. The homeowner may then deliver the HOAlARC approval to Atlantic Beach City Hall for a permit request, when required, before making the changes. Architectural Review Committee (ARC) forms must be completed in full and shall include the required documentation to be considered by the Committee. Partially completed forms or the lack of proper documentation required may result in unnecessary delays. Be sure to read your Documents for a complete description of the covenants and restriction.
