The major issue is that the installation of attic vents is required by SBCCJ Building code.The purpose of vented openings is a very misunderstood requirement in the code. The primary function of attic ventilation is to control condensation in attics that occurs when moisture migrates from the inside of the structure to the outside in cold(heating)climates. In cold climates,cold attic temperatures can cause this moisture to condense on metal nail heads and structural plates used in wood construction. Moisture migration from inside the home occurs when the vapor pressure inside the home is higher than outside, this occurs during the heating season. Palm Beach County has taken proactive steps to allow non-vented attics.They have followed an original SBCCI recommendation that insulation be moved to the underside of the roof deck(although solid eng*inecring practice and theory shows no perceivable difference between the insulation being on the attic floor or the underside of the root)in hot/humid climates. The benefit to control condensation due to cold outside temperatures is invalid in humid climates.The"1997 ASHRAE Fundamentals Handbook"chapter 23.10 states"because of the net benefits of attic venting do not always clearly out weight the disadvantages,venting should not be required in a warm,humid climate. Venting should be considered a design option." A technical explanation can be found in the ASHRAE(1993 Handbook of Fundamentals)Chapter 21 Table 1. This table lists recommended practices for what is shown as zones 1,2 & 3. Figure 1 I in chapter 21 indicates South Florida is not included in any of these zones. ASHRAE explains that in the crosshatched area shown by figure 11,condensation is not thought to be a problem, and therefore has not been addressed. It also notes that in coastal climates attic ventilation becomes less effective. This information translates into the latest information that came out in the 1997 ASHRAE Fundamentals Handbook,making attic ventilation a designer's option. The chapter also indicates that unconditioned or unventilated spaces should be conditioned or connected by openings to conditioned spaces (not outside)to prevent mold growth. Normal construction using infiltration practice number 2 allows this to occur. In humid zones,homes are either ventilated or air-conditioned most of the year. When cooling,the home will be at a lower vapor pressure than the outside allowing any trapped moisture to equalize to the inside through normal moisture migration as a result of the permeability of construction materials. No vapor barrier shall be located on the inside of the building unless specifically designed to vent to the interior from behind the vapor barrier. By excluding the attic ventilation, normal moisture transfer through materials from the attic space into the conditioned space will be substantially reduced as the strong moisture source of the outdoors is now blocked and the vapor pressure in the attic is reduced. The moisture load imposed on the conditioned space is far less than the moisture load the ventilated attic causes. The secondary benefit of soffit vents is heat relief. However,when a load calculation accounts for moisture load caused by attic ventilation, it is found that the moisture load from a vented attic can be more than twice the load that is caused by a higher temperature attic. It has been my personal experience, in numerous cases,that the closure of attic vents in buildings in close proximity to bodies of salt water resolves many of die humidity problems in the structure that are caused by moisture migration and air infiltration from attic spaces. Degradation of thermal qualities of the batt insulation due to salt depositing on the upper surface of the batt insulation. Observations show the wetting of the surface of the batt insulation due to a salt deposit, as the salt deposit acts as a sorbent at relative humidities over 80%. This causes degradation in the effectiveness of the batt insulation. There is a degradation of air conditioning units and the ductwork vapor barrier from exposure to a salt laden environment. In a recent site investigation ductwork materials that had been in an attic for approximately one year were found to have a severely oxidized vapor barrier with extensive pitting. Over time is going to cause the loss of the effect of the vapor barrier. Closing up the attic ventilation controls excess infiltration,due to wind impingement on vented soffits, particularly when there is uneven ventilation due to tiered and intersecting roof levels. Closing off the primary source of moisture into the attic reduces moisture load from vapor pressure differential from the attic to the inside of the structure over the top plate(ceiling). Eliminating attic ventilation will reduce the dewpoint in the attic, reducing the chance of duct sweating,which is prevalent in our area. As a note, the vapor pressure from outside to inside a conditioned environment is often twice the vapor pressure differential from inside to outside a home in a severe heating climate that requires attic ventilation. In South Florida the average dew point from May through September is around 73°F. Numerous homes built locally at the turn of the century as well as those through the"Misner Era" were built without attic ventilation, Insulation was installed on the back of the ceilings later without adding attic ventilation therefore if the design professional or builder sees the need for additional insulation on the back of the ceiling for sound control this is not a problem. Based on our past experience,research by ourselves and of other professionals, in actual references that were used in determining the requirement in the code for soffit ventilation (ASHRAE, Handbook of Fundamentals), our research indicates that this home could benefit from raising the attic insulation from the ceiling levels to the underside of the roof surface and down the rake that fonn a complete insulated envelope in the attic; this is provided that the soffit construction is adequately sealed in it's constriction (i.e. caulked and sealed joints between materials and the use of materials considered as air barriers).
