NEW IMPERVIOUS SURFACE REGULATIONS
On January 0 1� 2002, the City of Atlantic Beach enacted new regulations
limiting the amount of Irnpmious Surface that can be Uveloped on
property.
Within all residential, Zoning Districts, the maximum amount of
Impervious Surface area allowed is fifty percent (50%). Within all
eoM_wercial and industrial Zoning Districts, the maximum amount of
Impervious Surface area allowed is seventy percent (70%). The Zoning
regulations define Impervious Surface as follows:
Impervious Surface shall mean those surfacev thatprevent the
entry of water into the soil. Common Impervious Surfaces
include, but are not limited to, rooftops, sidewalh', patio
areas, driveways, parking Lots, and other surfaces made of
concrele, asphalt, brick, plastic, or any surfacing material
with a base or lining of an impervious material. Wood
decking elevated two or more inches above grade shall not be
considered impervious provided that the ground surface
beneath the decking is not impervious. Pervious areas
beneath roof or balcony overhangs that are subject to
inundation by stormwater and which allow the percolation of
that stormwater shall not be considered impervious areas.

conformance with ASTM D 3679 as required by Florida Building Code 2001,paragraph
1403.9.1. Ibis product has been accepted by the Southern Building Code Congress
International and is listed in SBCC1 Evaluation Report No.2241. This product also has a
Miami-Dade Notice of Acceptance,which is 01-1107.02.
7'he allowable design wind pressures for this product are+/-40.0 psf with nails. The
product type is triple 3". Fasteners must be placed at 16"maximum spacing. Nails are
roofing nails 1-112"long with 1/8"diameter shanks and 3/8"diameter heads. Sheathing
must be placed behind the soffit and batten strips must be at a 16"maximum spacing. If
sheathing is not used,the allowable design wind pressures are+/-20.0 psf.
There is no separate allowable design wind pressure requirement in the Florida Building

ADDENDUM rIO BUIIDING PJAN
1. Building location.;
2. The attached plan for the above building is approved subject to meeting the following
applicable construciton requirements:
a. Footings shall be continuous monolithic concrete under exterior walls, reinforced
with two 5/8" deformed reinforcing rods for one-story buildings and three 5/8"
deformed reinforcing rods for two-story buildings. Reinforcing rods sha I I be
placed in. the lower one-third of the footings, properly placed and fastened on
metal cables with wire. Footings shall be six inches wider on each side than the
wall above, shall be at least eight inches thick and shall rest on firm soil at
lea t twelve inches below undisturbed soil.
b. In hollow masonry 'unit construction,, each unit cell shall be reinforced with at
least on No. 4 bar at all corners, poured and tamped with concrete; such rein-
forcing shall be properly tied into the footing and spandral beam.
c. All wood truss rafters (roof construciton) , shall be securely fastened to the
exterior walls with approved-hurricane anchors or clips.
d. Construction of nearby one-family dwellings, which are duplicates or intensely
similar, shall be avoided. Such similarity considers the external configuration
and appearance U.e., roof, outer wall Traterials, window size and design, and
other like characteristics)- of structures. Th- accord with the foregoing, similar
or duplicate hcrnes shall not be constructed within close proximity of each other,
and shall be at least 500 feet apart if any one similar dwelling is visible from
any other similar dwelling.
e. The final connection between the house plumbing drain and the sewer service
connection (at the property line) must be inspected by the City before being
covered.
