Clearing and Grubbing: After shrub and tree relocation remove all shrubs and other vegetation, including stumps, roots and other debris extending through the ground surface. Remove all topsoil, vegetation, organic and deleterious material. 2. Disposal: Remove all waste materials from the site and legally dispose of it. 3. Proofrolling: Proofroll the exposed surface with a heavily, loaded dump truck or similar approved construction equipment. The proofrolling equipment should make at least four passes over each section, with the last two passes perpendicular to the first two. Any soils which deflect excessively shall be undercut to firmer soils and replaced with suitable compacted fill. B. EXCAVATING, FILLING, & GRADING: 1. Protection of Improvements: Protect adjacent structures, utilities, pavements, and other improvements to remain from damage caused by settlement, undermining, washout, and other hazards created by earthwork operations. 2. Excavation: Excavate to required subgrade elevations and dimensions shown. Take care not to disturb the bottom of footing excavation; excavate by hand to final grade just before concrete is placed. 3. Fill Material: All fill under shall be clean, free draining organic -free sand with less than 5% fines (material passing a no. 200 seive). Excavated materials may be used for backfill if suitable and acceptable to Architect. 4. Preparation: Remove vegetation, debris, and unsatisfactory soil from ground surface prior to placement of fill. When ground surface has density less than specified for fill, compact top 8" to specified percentage of maximum density. 5. Placement: Place fill and backfill in layers not exceeding 12" in depth. Carry the fill uniformly around the structure to approximately the same elevation in each lift. 6. Compaction: Compact each layer of fill to 95% of maximum density per Modified Proctor. 7. Irrigation Allowance: Irrigation shall be performed at the direction of the Owner. Allowance for material and installation: $1500.00. IMO DIVISION 3 - CONCRETE A. CONCRETE 1. Concrete: Design, mix, transport, place and cure in accordance with A.C.I. standards to produce standard weight concrete with minimum compressive strength of 3000 p.s.i. at 28 days, 2" to 4" slump. Cement to meet ASTM C150, Type 1. Aggregate to meet ASTM C 33. Water to be portable. Minimum cement content to be 5 - 1/2 sacks per cubic yard. 2. Reinforcing Bars: ASTM A 615, Grade 60, positioned, supported, and secured against the displacement in accordance with CRSI and ACI recommendations. Provide minimum 2" cover or as shown on the drawings. 3. Sealants: Elastomeric sealant complying with F.S. TT S -230, ash, Type 1 or Type II as required, equal to Mameco Vulkem. 3. Caulking: For interior caulking only, use acrylic latex butyl rubber, non - staining, paintable. 4. Installation: Seal all joints at perimeter of window and door frames, under thresholds, louvers, and other exterior joints and penetrations as required to prevent infiltration of air and water. Thoroughly clean and prepare joints to ensure maximum adhesion; prime or seal surfaces where recommended by manufacturer. Installation of Flooring: A nailing surface shall be installed over the concrete slab using 4 mil or thicker polyethlene film as a vapor barrier. Film shall be rolled out loose over entire slab area, with edges lapped 4 ". Exterior plywood 3/4" space left at wall line and 1/4" to 1/2" between all panals. Long dimension of plywood panels shall be parallel to longest dimension of the room and with ends staggered. When all panels are in place, they shall be fastened to concrete with powderactuated fasteners shot through plywood into slab. Fasten center of panel first, then edges, using nine or more fasteners. 4. Material Delivery: Flooring should not be delivered to job site if exposure to high humidities or moist condition is expected. All construction materials should be throughly dry before delivery. After Installation: during non - heating months, ventilation should be provided; and humidity and temperature near occupancy levels maintained; during winter months heating should be maintained at 65 -70 degrees F., not to exceed 73 degrees F., until sanding and finishing are complete. 5. Ike Developer shall pay all additional contributions and fees as may be authorized by the City's service availability policy which is in effect on the date said new agreement is executed. U. All water mains, pipes, valves and fittings and appurtenances up to and including all meters' shall be dedicated to and will be owned, operated and maintained by City,. All water pipes on the customer's side of the meter shall be owned, operated and maintained by the customer or its assigns. 13. All sewer mains, manholes, pumping stations, force mains and appurtenances, including service pipes in public right of ways and dedicated easements, shall be owned, operated and maintained by the City. Except as provided in paragraph 9C, all sewer lines on the customer's side of the property line shall be owned, operated and maintained by the customer or its assigns. C. With reference to any blanket easements for multi - family projects such as apartments, mobile home developments,! condominiums and I'UD's or for commercial developments, all water mains to and including the water meter, all sewer mains, force mains and manholes in such blanket easements over private property allowing utility operations shall be dedicated to and shall be owned, operated and maintained by the City except that the full length of sewer services from the sewer main or manhole shall be owned and maintained by the customer'. All such City lines shall terminate with a manhole. D. By these presents, Developer hereby transfers to the City, the title to the water distribution and sewer collection systems to be installed pursuant to this Agreement, such. conveyance to take effect without further action upon the completion and acceptance by City . • 11. Developer shall pay the City upon, execution of this Agreement . • the sum of •10(t per water connection per equivalent residential connection (ERC) as an advanced deposit to cover engineering, plan review, inspection, test, legal and administrative expenses of City in connection with this Agreement. Developer shall also pay to City upon execution of this Agreement the sum of AN per sewer connection per ERC as an advanced deposit to cover engineering, plan review, inspection, tests, legal and administrative expenses of City in connection with this Agreement. The charges for engineering and legal expenses and for engineer's inspection and plan review fee for non - residential units shall be based upon estimated cost to City; Actual cost will be determined and a refund or • additional charge will be made for the difference between the advanced deposit as calculated above and actual costs. City agrees to .provide water and sewer service to the Developer's property in consideration for plant capacity charges, fees and other charges to be paid by Developer as follows: • A. A water plant capacity charge at the rate of $20,00 per fixture unit. Such charges shall be due and payable as provided in paragraph 12. B. If buildings of more than two stories are a part of the project, Developer shall furnish at its expense water pumps and other appurtenances as necessary for pumping water above. • 15. All plant capacity and service availability charges, fees and other charges as outlined above arc based on normal domestic sewage defined herein as containing not more than .three hundred (300) parts per million biochemical oxygen demand or three hundred (300) parts per million suspended solids. Whenever water which contains more • than these amounts is to be admitted to the sewers, both the City and the pollution control agencies must : specifically .'agree to the connection. An additional charge will be calculated in direct proportion to strength at .seventy -five cents ($0.75) for each part per million of either biochemical oxygen demand or suspended solids over three hundred (300) parts per million. All such connections shall provide for a suitable point for the waste to be sampled by the City or the regulatory • agencies. An additional charge equal to the . pro rata share of any additional sewage treatment plant costs above ninety percent (90%) treatment, and of the cost of any additional required outfall pipes to • • subordinated to the terms of the Agreement and easements required herein prior to any acceptance of the facilities by the City. 17. It shall be the responsibility of. Developer to locate for builders any water and sewer taps or lines necessary in conjunction with residential or conmercial construction. • 20. Unless the damage to any onsite improvements are the result of • the negligence or willful act of the City,- its officers, or employees or authorized agents, the owner or Developer ;of such property upon which the damage occurs shall be responsible for the `:payment to the City of such damage to City's property including; all necessary and reasonable • , repairs which must be made by the City or independent contractors " • prior hereto, for the payment of such necessary and reasonable costs and expenses for effecting such repairs and restoration to such onsite facilities located upon the owner's or Developer's property.
