SECTION 24-172. Residential bevelopment Standards
The recently adopted Residential Development Standards add five new requirements to
the existing zoning regulations for certain new residential development in the area of the
City commonly known as Old Atlantic Beach. The attached map shows where these
regulations apply. A copy of new Section 24-172 in its entirety is also enclosed (pages 2
and 3 contain the 5 standards). The information required to be shown on construction
plans is indicated below.
Effective immediately, for development within the designated area that involves new
single-family or two-family construction, and for additions that increase the size of a
dwelling by 25% or more, the following must be provided an all plans submitted to the
City for review and permitting.
1. Calculation for Floor Area Ratio (FAR)
PLEASE SHOW FAR CALCULATIONS ON
COVER OR TITLE SHEET OF PLANS.
Lot Area x .60 = Size of house permitted*
Lots that are 6000 square feet of Lot Area or less shall be assumed to contain 6000
square feet of Lot Area, and Floor Area Ratio limits and provisions as set forth within
this Section shall apply. For example, Floor Area Ratio for a 5,200 square foot lot
shQl I be cal culated as if the Lot is 6000 square f eet i n si ze.
*For the purpose of calculating the allowable size of a residence, the following areas
are counted.
• Interior heated and cooled areas.
• Porches, balconies, patios and breezeways with a solid cover or roof when

• That portion of an attached garage exceeding 500 sguare feet of Floor Area.
The following areas and elements are not counted;
Porches, balconies, patios, breezeways, and decks (as well as overhangs,

balconies, patios, breezeways, and decks shall remain open on at least two
sides and shall not later be enclosed in any manner.
