I want to confirm our conversation on the design criteria and the requirement for the retrofit building permit. The design wind speed you will require is 120 mph and an importance factor of I = 0.77, the building shall be considered enclosed and Exposure C not B. The building may need to have tie down anchors since the building does not sit on a concrete slab. The building will need to meet the requirement for termite protection of being 6" not 5" above the ground (i.e. 6" not 5" from dirt to treated wood). New Questions since this is a shed and has existing conditions, which you may allow to be grandfathered in: a. Do the windows and door have to be rated for wind on this shed or is there an alternate on a shed to not require this? No b. If the windows and door installed do not have a rating then can we use, is the option of protecting the windows with wood sheathing as the code allows ?. Not required. c. At the ramp to the large door to enter the shed to meet the 6" not 5" termite protection, we propose to hold the dirt 5 ", or as far as they can, since the concrete ramp terminates right at the door /floor. Do not know if the wood at the door is pressure treated or not? Does the city building department want something more or different, because depending on how the floor interfaces with the concrete this may not meet with your approval? d. Will you require the owner to remove certain parts of the building to allow for the Building Department Inspector to observe the construction? Yes e. Will you allow opposing toe nails to be used to resist uplift on these rafters or will you require metal straps for hold downs for this shed? No, appropriately rated metal straps are required. f. The existing triple beam under the floor supporting the floor joist were existing and performed well based on the owners description (since they did not replace them), will you allow these two be grandfathered in? No g.
