RE: HASTINGS RESIDENCE RENOVATIONS AT 1923 BEACH AVENUE
To whom it may concern,
The guest house project at the Hastings residence is being secured with a threaded rod system in lieu of
the structural system proposed in the plans. The contractor shall utilize the all- thread connection system
as specified as follows:
Uplift connectors from the various conventional roof framing shall be installed in accordance with the
uplift connector schedule.
A11- Thread Uplift Connection System:
The all- thread uplift connection system (ATUC) is composed of one 5/8" diameter 36 ksi all- thread rod
that runs thee full vertical height of the wall, penetrating both the top and bottom plates, and grouted with
Simpson Strong -Tie High Strength Epoxy into the slab /stemwall with 8" embedment/ Use an 11/16"
drill bit for plate and concrete holes. The cast in place 5/8" diameter x 10" anchor bolts specified on
structural sheets may be utilized in lieu of the drilled and epoxied threaded stud at the concrete slab. The
top end of the ATUC is bound to the top plate with a 3" square, 1/4" thick washer and a nut. The bottom
plate is bound to the slab with a 2" x 2" x 1/8" thick plate washer and nut. The all- thread may be spliced
with a coupler threaded into the all- thread a minimum distance of 3 /4" at each end of the coupler. The
coupler shall be rated for allowable tension of 3,200 pounds under wind loading. The locations of ATUC
within the above referenced structure shall be as follows:
Typical Wall Section: 48" o.c. max.
Minimum Quantity of ATUC between corners: 2 pieces along straight run of continuous bearing wall.
Bearing wall ends (not including shearwalls) 1 piece within 3" of end studs.
Header Framing: 1 each side of opening eithin 3" of full height studs.
Bottom Plate Splices: Install 5/8" dia x 16" threaded rod with 5 '/z" embedment within 12" of splice,
each side of splice. ATC may substitute for threaded rod.
