Differential settlement of the existing single-family residence is evident om cracking in the exterior block walls and misalignment of
of the rear stairs and front porch. To help determine the cause of
settlement, we performed a hand auger boring (boring B-I at the northeast comer of the home), supplemented with readings from a
dynamic cone penetrometer device to measure the consistency(relative hardness)of the soils. The penetrometer"P-value"readings can
be correlated to the Standard Penetration Test (SPT) "N-values". The location and graphical representation of the soil conditions
encountered in the bore are shown on the attached Figure 1. From the boring, it is evident that very loose sand extends to about 4 1/2',
underlain by a very soft peat layer until about 5 V2' deep. Loose sand was then encountered beneath the peat until the bore was
terminated at 6 V2' below the surface. The very loose condition of the sands and the compressible nature of the peat layer are consistent
with the settlements observed at the residence. Particularly since the area has suffered below average rainfall for many of the past several
years,the effective stress above a lowered water table has certainly accelerated these settlements. We also understand that a storm water
pipeline was installed within the street in front of the home during 2001 and the necessary well point operations to install the pipeline
would have likewise exacerbated the settlement problem. I anticipate that additional settlement will occur as a result of differential
movements associated with further compression of the peat and elastic settlement of the I very loose sands. Such changes will certainly
continue to adversely impact the foundations and structural integrity of the home if not stabilized.
I recommend installation of underpinning elements to stabilize and partially lift the existing walls and the floor around the perimeter of
the home.. Underpinning at the approximate locations shown on Figure I where settlement damage is evident should be performed with
helical pipe piles extending into "Competent" load bearing soils below the peat. I recommend a dual 10"-12" diameter helical disc pile
with a minimum lower depth of the pile tip at 14' deep must be used. In this way the disc should be below the bottom of the peat layer.
However, if sufficient torque resistance is not met, then the piles must extend deeper. Underpinning piles should consist of Foundation
Support Works Piering System HP28 (or equivalent)2.875" outside diameter(0.189,,wall thickness, minimum) steel pipe p les with a
advanced to
a target depth of 14' (minimum embedment). Piles must achieve a minimum 3,000 foot-pounds torque resistance. After underpinning
minimum 10"-12"dual helical disc arrangement welded near the bottom of the pile, hydraulically twisted into the earth and i
piles are installed, Foundation Support Works(or equivalent)retrofit support brackets should be positioned beneath the existing footing
and"jacked"upward to partially raise the foundations and ultimately the floor of the home.
Within the one-story section of the home,the main girder traversing the middle of the crawl space area is sagging significantly and must
be repaired by jacking the floor joists upward to approximate original level and then re-shimmed to maintain leve conditions. This c
be accomplished by installation of Smartdack Crawlspace SuPPort System or similar jack and footing with capability of readjustment if
needed. The jacks may be Positioned adjacent to the existing interior pier foundations(see Figure I for recommend I an
ed locations).
After the foundation and floor is "lifted", a check of the interior floor should be made to confirm its condition. Re-shim as necessary at
existing foundation piers. Total recovery to original elevation is not practical since this could damage the structure. Cosmetic repairs
should wait a minimum sixty days to allow some small re-shifting of the home to occur.
It should be understood that similar underpinning the entire perimeter would be beneficial. Nonetheless,we believe the immediate,worst
case conditions have been identified for repair with this scheme.
