Thank you for your check in the amount of $1,125.00 which
represents outstanding weed abatement liens on the above
referenced property.
Upon searching the official records of the City Clerk's office
it has been found that two liens WEre paid by Frances G.
McMurray, Allison H. Grayson, and David Pledger, Heirs. The
liens, plus interest, totaled $1,006.64 and represented cleaning
and cutting the yard on two separate occasions (August 8, 1991 -
$560.00 plus interest, and March 2% 1992 - $360.00 plus
interest) . Thus, the only outstancing lien at this time is
$205.00 for work that was complet& June 6, 1995 (copy of
invoice attached) .
We are returning herewith your check and we would appreciate
your sending a new check for paymert of the outstanding lien of
$205.00.
We appreciate very much your efforts to bring this property into
compliance with city ordinances and upon receipt of your payment
of this outstanding balance, we will be happy to issue a clear

In addition to the outstanding alance the property has been
posted as being "unfit for human hab tation" .
On April 4, 1995, a new roof was installed, however, the
interior of the building remains ii violation of the Standard
Housing Code. All work performed must be contracted with licensed
electrical , plumbing and heating and air-conditioning contractors
and the appropriate permits issued.

it seems a bit abrupt for the Codes Dept. to "hop on a person"
as soon as a deed is transferred, wheii the new owner has every
intention of restoring a property to good condition or she/he would
not be taking ownership--and even installing a new roof before the
deed is recorded. I am the one who lied you before the lien was
slapped on the property to say I had ust become the new owner.
I should have been granted a grace period for restoration instead
of being sent a lien and an inflated bill for grass-cutting.
I am working to get a property manager as soon as possible,
who will help me (long distance) get tie property into excellent
condition and get it rented. ( It was neglected during the years that
my mother was dying of cancer, since it was her property.) Of course
I am not going to spend $4,100 for a new roof and have to be told to
get licensed contractors to do thus ancl so. I think for a new owner
under the circumstances some of the Administrative costs should be
waived and refunded.

constitute a violation of Section 2. 1 of the Code of Atlantic
Beach, and that weeds and debris a e continuously present on the
property.
You are hereby notified tha� unless the condition above

the City will remedy this conditionlat a cost of the work plus a
charge equal to 100% of the cost of the work to cover City
administrative expenses, which will be assessed the property
